Residential high rise could go up across from Frye Museum

A residential tower could be built on a half block across the street from the Frye Art Museum on First Hill.

Frye Art Museum owns several parcels on the west side of Terry Ave. and is looking at redeveloping them, said David Buck, president of the museum's Board of Trustees. The museum picked a developer to work with on the project, Buck said, and a deal is being negotiated. He would not say who the developer is.

Pardon me, this is not a project in Seattle. I am experimenting. This is a highrise proposed in another city, and most of the forumers like it, except me. I thought that this building would not fair well in other city forums. So, please comment if you like and dislike today, and then these posts can be deleted. Thanks.

In large measure, those efforts worked. But now, leaders in Seattle are looking to the Bay Area as a different sort of model: a cautionary tale.

The giant sums of money spinning around San Francisco in recent years, fueled by a booming tech sector, have generated hordes of 20-something millionaires and thousands more with six-figure salaries. While that wealth has created a widely envied economy, housing costs have skyrocketed, and the region’s economic divisions have deepened. The rent for a one-bedroom apartment in San Francisco is more than $3,500 a month, the highest in the country.

The U District housing boom might be slowing since the dorms are basically done in the Southwest Campus area (though upcoming in the NE campus), but there are still a good group of apartments happening. And an office building. And oh, a subway station. Good area, on the way to being a great area.

There are projects under-construction in the UD that I haven't seen renderings for and don't list on the front page. I've snapped pictures of them but am too lazy to do more than just monitor and photograph when I can.

I'll see if I can snag (with credit) pics from SSC or round up some of my pics and post.

242 apartments in two buildings eyed for site just east of U Village

Union Bay Place Northeast is a gritty commercial street in Ravenna that doesn't offer much visual respite from the truck bays, blocky buildings and tangle of overhead wires.

But the street has an ace up its sleeve: It's a block from University Village, North Seattle's shopping mecca.

An investment group is planning a 242-unit apartment complex on a site at 4609 Union Bay Place N.E. that would give residents an easy walk to groceries, restaurants and shopping. Nearby employers include the University of Washington and Seattle Children's Hospital.

The complex will be called University Place at Union Bay.

In addition to the apartments, plans call for around 25,000 square feet of retail or commercial space. Parking for 50-75 cars is planned on one level underground, along with storage for 90 bicycles.

City documents list the project owner as an entity called University Place WA LLC. Members include Qinglun and Xiaoyan Zeng, and Tony Chang, a partner at the Redmond accounting firm of Clark, Raymond & Co.

DLR Group is the architect.

Preliminary designs show two six-story buildings side-by-side on a narrow site behind the Safeway store that faces Northeast 45th Street, just east of University Village.

Each building would have street-level commercial space. Storefronts would face a “pedestrian arcade” running between the buildings. Access to the apartments and parking would be on Union Bay Place.

Landscaping along the street would be upgraded.

A pair of small office buildings and a warehouse would be demolished to make way for the project.

A city design review board will be briefed on the plans at 6:30 p.m. Sept. 21 at University Heights Community Center, Room 209, 5031 University Way N.E.

Medical building planned on First Hill

Healthcare Realty Trust of Nashville, Tennessee, wants to build a six-story medical office building at 515 Minor Ave., near Swedish Medical Center on First Hill.

The proposal calls for 123,800 square feet of office, 325 underground parking stalls on five levels, and a pedestrian plaza. Some street-level retail may also be part of the mix.
