Town Square Las Vegas

>I just love this project, yea it's not a high rise but it'll be someplace that I'll actually be able to go to for the many amenities and shops they will have there. Did you know there will be a hotel onsite as well? Called the "town Square Hotel" for now, this boutique hotel will simply be another piece of this 1.2 million sq. ft. complex. Turnberry really gets things done as steel is everywhere.

***Encore is already well into the excavation phase, as can be seen through the fence on LV blvd. There is dirt moving by the truckloads and a pretty deep hole can be seen. If someone could get an aerial photo of it now, you would be able to finally confirm or deny the tower's final placement on the property.

The VEGAS 8 8 8 sales office was open two months ago and it was beautiful.
There are pics of it on my 888 page.

Since this cancellation is a rumor (a very strong and reliable rumor) I hesitate to report it on the site. Who knows, maybe the source is an Evildoer trying to stir up bad press. I think I'll wait for the official announcement. But, you heard it here first...damn-it!

The Palms tower is OK, not great. The vents could have been designed better, and the overall design does not compliment the original tower, rather, it makes the old tower look dorkier. The original design for the second tower was better. And the third tower, Palms Place, although nice, does not compliment either of the other towers. The whole place is a mismatch. But, so is the clientele. Young hotties sportin' butt-crack partying next to blue haired old ladies playing video poker. I digress..

Town Square is nice but I really sick of Mediterranean architecture, it's everywhere.

with all this talk about the palms, i wouldnt be suprised if they bought the land from 888.

Hi Scott

I need construction pics pleeeeese anyone, I'm trapped in the OC and won't be back in Vegas for a while.

OK, I just received an email from an employee at Wynn. He claims the tower will curve the other way. So, maybe a shot from the top of the parking garage will unveil the truth.

Any takers???

As for the 888 land, I guess either Maloof (Palms) or Boyd (future Rio owners) would be very interested.

ok so here is ANOTHER hotel proposed from a vegas investor. this one is BIG, something never brought to the table before. something never thought of doin. where can it go you ask? maybe on the vacant lot across form the saharah? NO. Riviera replacement? NO. Tropicana? NO. Downtown- nope. Harmon- nope. henderson? summerlin. NONO.

a vegas investor is putting a hotel......IN SPACE!

an off the wall way to 'expand' the strip.
if the guy who wanted the MOON RESORT in vegas failed maybe he'll like this. a resort, by the moon.....

^I'm familiar with Bigalow and his space capsules. Neat stuff. The first hotels probably won't be any 5 star bellagios, but the experince of being in space itself would be more than enough. Have you heard of Virgin Galactic? You can already buy tickets for short rocket rides into space.

Trump Tower Two

>I'm sure many have noticed by now Trump 2nd tower is nowhere near even breaking ground yet, not to say under consturction as some have thought. However, the past few days, the news reports camera crews (for filimg of trump's show "The Apprentice", along with sightings of Ruffin and Trump at his sales office suggest they are planning to advertise or even feature the tower in the show, as a way to jump start sales for the 2nd tower...

Speaking of Trump, Tower one sure looks golden. I mean Mandalay and MGM Signature are gold too, but their windows are broken up by lines and such. Not Trump's tower. It'll look like a giant gold bar soon enough!

RTC Adopts $11 Billion Road Improvement Plan

July 14, 2006 04:01 PM PDT



In the next 25 years about $11 billion will be spent on improving transportation in Las Vegas. The Regional Transportation Commission adopted the plan Thursday.

The plan includes widening freeways and streets and extending bicycle lanes in Southern Nevada.

Part of the plan includes widening I-15 up to 8 lanes both north and south of the city and up to 14 lanes past the Las Vegas Strip by 2030.

It will also widen the Summerlin Parkway to 8 lanes.

Several major thoroughfares would convert to superarterials like Desert Inn.

Money will also be spent on air quality improvements.

The plan only gives $960 million to transit improvements.

you will appriciate the new intro to the east village website, also check out the renderings, elevations, and floorplans. this place with go in complete competition with turnberry's town square. yet town square is under construction and east village is not (or is it, if i remember correctly maybe there is work being done onsite-cant recall)

also on the VEGAS GRAND website there are ariel photo of the progress they have madde on excavating the wash into a concrete tunnel. yet there hasnt been any activity since they completed that a while back....

^SCOTTG, the empty lot next to the 3 MGM towers will of course be the space for the two new towers, each 550ft tall and also built by Turnberry in cooperation with MGM. 5 towers in a small area - density!! Well for a project excluding Citycenter of course.

>Well, this confirm's Jazfingr's rumor the other day. What a pity. As for the Spanish Towers, wouldn't this be the first project to actually be suspended during actual construction? Having it cancelled after a crane is already up seems absurd, they obviously have to finish what they started.

One high-rise condo project has halted construction pending new financing and another has closed its sales center, sources said Friday.

Construction of Spanish View Towers in the southwest Las Vegas Valley stopped for two weeks and should resume sometime next week when the developer closes escrow on a new loan, David Berg of Prudential Americana said.

A skeleton construction crew, under supervision of general contractor Ledcor, remains on the 15-acre site doing small jobs. Liens that have been filed against the project should be released next week, Berg said.

"There will be some major lawsuits for nonperformance," he said. "It'll be names people will recognize."

Developer Rod Yanke told the Review-Journal in January that the $300 million project was primarily financed by hedge funds in New York. Three 18-story towers with 444 luxury condo units are planned for Spanish View, with prices from $800,000 to $6 million.

Meanwhile, Vegas 888, a high-rise condo tower planned for 10 acres at Flamingo Road and Valley View Boulevard, has closed its sales center, broker Bruce Hiatt of Luxury Realty Group said.

Florida-based Del American, developer of Vegas 888, ran into financial problems with its first project, Vegas Grand, which is under construction at Flamingo and Swenson Street.

Rising construction costs and permitting delays forced Del American to cancel reservation contracts last year and reprice the units about $100,000 higher, prompting a class action lawsuit by many of the buyers.

The Vegas 888 site, purchased for about $50 million, is reportedly up for sale.

juhl will make a distinctive mark on the downtown skyline, rising six to 15 stories with a glass-enclosed lobby accessing a series of six buildings of varying heights and facades.

Residences range from 616 to 2,500 square feet with warehouse lofts, mid- and high-rise lofts, townhouses, flats and penthouses.

Units feature exposed mechanicals and concrete surfaces. Additionally, the lofts feature 10-foot floor-to-ceiling windows; private patios or balconies; energy-efficient air conditioning; high-speed Internet access; Grohe chrome plumbing fixtures; island kitchens with granite slab counter tops, maple cabinetry and stainless steel appliances.

Prices start from the high $200,000s.

Common amenities include a two-story fitness center, landscaped rooftop courtyard with a spa and 75-foot pool, and a ninth-floor viewing deck. There is also a multi-level parking structure with gated access, 24-hour security and 24,000 square feet of retail space.

The surrounding area features boutiques, art galleries, restaurants and gaming properties, all within walking distance.

To visit the information studio, take Interstate 15 to Charleston Boulevard, head east to Grand Central Parkway, go north to Bonneville, then head east to 255 E. Bonneville. The studio is open from 10 a.m. to 6 p.m. daily except Mondays, when it opens at noon.
