So check this out, the renderings for Spring have finally arrived! Better than that I have them saved on my computer. Now for the bad news, they are in Adobe Reader PDF format and I can’t quite figure out how to post them. If anyone knows a secret on how I can get these up, do tell. I will say this, I’m not disappointed in the least. Each side is roughly 2/3 glass and the 1/3 that is not pure glass meets at the corner with the 1/3 of the adjacent side that is not glass. The glass portions meet as well. This will be a great tower for looking different from different perspectives. The base looks fantastic as well. The building as a whole reminds me of a child whose parents consisted of BOA Dallas and 1999 Broadway. I’ll check this thread later and post these as soon as I figure out how.

Oh my, is that 1999 Broadway as in Denver, Colorado? And BOA you say? I think I'll like it.

EDIT, nevermind I see it. That looks very nice. I like the setbacks at the top. I like the color and the materials also. I like it!

So what directional views are we looking at in those elevations?

I’m interning there, I’m not sure how Greenbelt came into possession of them. They came in yesterday and we sent them out to all of our reservation holders, so far the feedback has been very encouraging. Thus far, our goal remains to break ground in the first quarter of ’07. I can’t wait to have access to the project while under construction and to be roaming about snapping off myriad pictures. Imagine Austin 12 months from now. Crane city! AKA Austin 2002.

I got the image from a "reservation holder" coworker. On posting, I opened the pdf in photoshop, then saved it as a jpeg, then took it into photobucket.com for the link.

Good work guys --- credentials to apply to 00 school with the British secret service.
Nice overall, but the podium needs to be disguised a bit, looks too much like what it is, a parking lot. Is there any street level retail on this one?

Yes this is a Foad Rafii bldg. Remember in Vancouver they no longer allow for thick, wide residential towers such as 360 when it was to be 40 stories. These ‘point towers’ afford views to the occupants of both this tower and those of future point towers in the area. This project is the brainchild of Robert Barnstone who helped start the last condo wave this city saw. He went on a trip to Vancouver and fell in love with the city and the architecture he saw there. In his words “this project will most utilize the space within the tower and focus on avoiding wasting space to circulation.” Meaning a 700sf condo will have the feel of an 850sf condo by avoiding wasted space such as hallways et cetera. He came back wanting to emulate what he had seen and it just so happened that Diana Zuniga owned a piece of property that was perfect for a point tower because a large portion of her lot lay in the Capital View Corridor. At this point Parry Lorenz, which was Barnstones’s partner on 9th and Lamar, came on board with Larry Warshaw. Presently, we are in the process of ironing out some of the last minute details and the partners are putting their heads together making various final decisions. Barring something nuts taking place in the market, this project will happen, and I don’t know about you guys, but I love it. 3rd and Bowie is the perfect location for this project IM0.

DrT, there is a commercial component however, I can’t remember how big it is. I will find out for you and post it next week.

Ah Ha! What a great gig......... hope it is going well. When will the site plans be out.... currious about that. I also agree that the parking deck look a bit too much like...... well.... a parking deck. Do you know if there are any thoughts about making that any less obvious?

Yes, in Vancouver they are experts at utilizing space and an 800 sq. foot condo is usually a two bedroom condo. The one beds are usually 500 to 600. Getting to be like Europe. Land downtown is very valuable. A developer just bought the rights to the olympic village on south false creek and paid what amounts to $200/foot for the permitted units just for the land. Hopefully, Austin is not at that stage yet; not at least until Hong Kong and European buyers discover it.

Those renderings of Spring show a building with somewhere in the neighborhood of 42 stories (unofficial count). Isn't Spring supposed to be 36 stories tall?

As far as I could count it still looks to be around 36 stories or so. I did count 38 once but I think my eyes jumped and I counted again and it was 36. But as far as I know, they havn't added any new floors.
