Roundy’s looks to open Mariano's on Near South Side

"...The city’s Community Development Commission on Tuesday is to consider a plan for a 65,000-square-foot Mariano’s Fresh Market store on the Near South Side..."

"...build the store on a vacant, city-owned 2.4-acre property at 1625 S. Clark St., according to a report prepared for the commission..."

"...The current proposal does not seek money from the city. The development would include a three-story building, with the top two levels providing parking for 290 vehicles, and a 50-spot surface lot. The developers already have a long-term lease agreement with Roundy’s for the site. Including land acquisition, the development would cost about $22.7 million, the report says..."

"...Outlook Development Group owns and manages 30 properties worth more than $150 million, and it already owns five Roundy’s stores, the report says..."

I realize this is being picky, but couldn't Mariano's ditch the 50 spaces and work out some street angled parking with time limits? I realize there's tons of surface parking already over there, but I hate to set a precedent.

Shame it can't be a midrise with say 8-10 levels of apartments on top.

What's the point of providing a surface lot of that size when the building will already be topped by a two-story garage with 290 spaces? Mild convenience?

I think it's so people have that pull up / run in convenience instead of going up a ramp, through a gate, up a floor type of thing. Still, I don't think they should get the lot. Plenty of grocery stores downtown get by with a few 10-15 minute spaces out front so shoppers can run in without paying alot (or anything at all) to park.

I ran the square footage against the dimensions of the site and they are a close match. If there is a surface lot, I think it will in fact be a repurposing of the Federal St ROW with angled spaces on both sides. Since those blocks are so skinny and Federal is only one block long, I don't really mind if the city sells it off.

The downside to a site plan like this is that the store will probably open up to the interior of the block and turn its back to Clark.

Soho House hotel planned for Fulton Market area

^^^ This isn't even in Fulton Market, it's squarely West Loop/Greektown and is like three blocks south of the real Fulton Market which is much cooler than this area.

Anyhow, SoHo House is amazing. I've been to several of them including the sick one in West Hollywood/Beverly Hills. I've got a friend who is a member of SoHo House and have seen the plans for a lot of their new locations. Needless to say I never fail to be impressed with their plans. They usually have absurd budgets so I think it's likely that, due to Chicago's rock bottom real estate prices compared to London and LA and NYC, we will be getting quite a treat out of this project.

I'll see if my friend can get us any renderings or info on the build out.

I too was surprised by the surface lot and garage combination. The Dominick's at Grand & Columbus has parking above the store only and clearly does well with its business levels.

^ I don't know, reading this suggests that Moreno has not fully committed to the pedestrian street designation.

Moreno was 110% committed to the pedestrian street designation. No car washes, no drive-thrus, no strip malls, no new curb cuts.

Hyde Park updates

  • Apparently a bike rental station is planned next to the 53rd Street Metra station
  • Harper Court is well underway, although no new tenants have been announced so far

  • Revised hotel design
  • Renovations at Harper Theater (New 400 Theaters) continue. Metropolis Coffee will also operate a cafe inside
  • New facade for Clarke's diner across the street
  • The old Borders building for lease by its new owners, the University. There were rumors about Trader Joe's at one point but with the new Whole Foods I'm not sure how likely that is. In any case, hopefully some changes will be made to the facade
  • City Hyde Park (Studio Gang design) is in the news again. The Original Pancake House recently relocated to a new space until it can return. Then the Hyde Park Herald reported this week that Antheus is now asking for $10 million in TIF.

Exciting times. Hopefully we start hearing more about the McMobil development (graduate housing + retail).

Are they hoping to draw more people into Hyde Park or make it better for current residents? For me, it feels pretty removed from Chicago, even though it's really not that far away..

I think they are trying to make Hyde Park a desirable neighborhood for the south side.I think its good to have attractions outside the downtown area so people can get taste of Chicago's culture.

I'm not sure what you guys are speculating about but this is not how developers think. They simply build where there is a demand for certain types of space. Hyde Park can support decent office space and decent retail - that's why developers are building there.

That's how some developers think.

Speculative developers will build in the hope of creating their own demand. There are many examples of that sort of risk-taking development. Occasionally, you'll even see ego-driven development trying to reshape an area the way a developer would like it to be.

Hyde Park has been a desirable neighborhood for decades... these new projects are just increasing the proximity to amenities more than anything else.
