The midrise portion has a mixture of about 80 market rate, affordable, and public housing apartments. The tower has ~190 apartments.
The retail component will add another new grocery store to this area - a huge 80k sf Mariano's. I believe the theater part will be run by ArcLight Cinemas, an LA-based chain, and there might be a Dick's Sporting Goods (apparently the first in the city?). I'd expect the rest of the retail space to be filled by the usual suspects you'd see in a decent mall - H&M, Sephora, Puma, etc.
