"Ground has not yet broken on the office building planned at 250 M Street SE, but it might already have a tenant. The Department of General Services has announced its intent to lease office space at the new buiding for the District Department of Transportation's (DDOT) new headquarters.

DDOT would lease 145,000-165,000 square feet of space for 15 years with an option to renew for an additional five years. WC Smith was granted zoning approval for the office building ten years ago and DDOT is currently headquartered a block away at 55 M Street SE..."

This would provide some much-needed housing but upper Northwest has some rabid NIMBYs.

"A large residential project could be coming to a local TV headquarters in Friendship Heights.

Donohoe Development recently gave a presentation regarding their plans for the WTTG Fox 5 television station headquarters along Wisconsin Avenue. Assuming the community is supportive, Donohoe plans to seek a map amendment and a planned-unit development that would enable the company to raze and replace the office building and radio tower at 5151 Wisconsin Avenue NW with 280 apartments and 17,000 square feet of commercial space..."

This is pretty significant news. Given how close this is to freight rail tracks and the highway, I am surprised this will include residential. I thought it would be offices and a hotel.

Alex Block has a good Twitter thread analyzing the possibilities for development for the large parcel that Greystar bought from CSX. This land is immediately north of the 70 and 100 I Street residential buildings and is currently being used for CSX’s tunnel construction.

Appearing before ANC6B’s Planning and Zoning Committee in support of an Historic Preservation Application for a proposed new three-story mixed use building, Martin introduced himself to commissioners as the owner of the former Phase 1 tavern at 525 8th Street and said that he has a contract pending for the purchase of the Shakespeare Rehearsal Space at 507 8th Street, SE. L'Enfant Plaza

The General Services administration is auctioning the triangle-shaped lot at 12th Street and Independence Ave, SW. According to GSA, this parcel is .59 acres. This is immediately north of the Cotton Annex building that Douglas Development purchased last year and southwest of the Dept. of Energy headquarters.

Hopefully the developer who purchases this tears up a parking lot and puts up paradise.

Wharf Phase II

I walked down to the Southwest waterfront this past Thursday to get lunch at King Ribs and it looked like demolition of existing structures has started in preparation for Phase II of the Wharf. The former Cantina Marina is in the process of being demolished.

Audi Field

Here are some photos I took of Audi Field and the surrounding street improvements in Buzzard Point. Audi Field is opening in mid-July for the first game. There is now a decent beer garden immediately south of the stadium, where you can watch the World Cup (Vamos Mexico!).



Looking west towards Nationals Park.


Nice dedicated bike lane (this is next to Fort McNair).

"A boutique hotel with fairly small rooms is being floated for a commercial strip in Dupont Circle, UrbanTurf has learned.

An application has been filed with the Historic Preservation Office to construct a six-story rear extension to 1827-1829 M Street NW (map), creating 52 micro-hotel rooms. ANC 2B Commissioner Daniel Warwick compared the planned hotel to the Arlo Hotel in New York or BE SixFifty in Toronto.

The resulting building will be 69 feet tall with no penthouse, with the extension adding 12,050 square feet to the existing 9,630 square-foot buildings. The lower level will contain the lobby and reception area of the hotel, as well as a 1,265 square-foot bar and "travel shop", while the first floor will have a fitness room and a 1,680 square-foot café and/or event space..."

SWTLQTC has several photos from the inaugural DC United match at Audi Field this past Saturday.

We watched the World Cup at the Field House beer garden across the street from Audi Field this past Saturday and both the stadium and the area around it look great.

Very cool. So much construction going on in the area, I can see like 14 cranes in the Navy Yard area from my window in Chinatown.

"A previously-approved all-affordable development in Buzzard Point may have a second phase in the pipeline.

TM Associates has filed a zoning application seeking design review for a project which would deliver 101 affordable units above ground-floor commercial space, including wrap-around support services for residents administered by United Planning Organization. The building would replace a vacant private school at 1530 First Street SW."
