Whats the Landes? Just a midrise complex?

7 story complex. From what I've read it was originally going to be condos, but it's going to be apartments.

There was an attempt to get the apartment buiilding (The Northcliffe) nominated as a city landmark a few years ago.

Slightly old news, but Opus tried to pre-sell 7th and Madison. The building did not sell from what I understand.

My thoughts on why the building did not Sell:
1) Opus mistimed the market and hit the height of the credit market fears.
2) Investors struggled to understand what type of tenant would be interested in a building of this size and location.

None-the-less I like this project. I would assume it would be a good location for a law firm or even Gov agency.

Looks like The Northcliffe (apartment building being demolished for the Virginia Mason expansion project) may be no more. According to the KC Metro website:

Quote:
Saturday, January 26, 8:00 AM-4:00 PM, Route 2 will be on reroute. Construction eastbound on Seneca Street between Terry Avenue & Boren Avenue.
That's where it's located.

Oh I like the Building. Pity they can't incorporate it into their design.

First Hill is starting to have a more respectable skyline as seen from the freeway. You can already see the Harborview tower making a big impact as well as the Skyline which be even closer to the freeway.

Thanks for your great update. The Harborview Expansion II looks great from the neighborhood, particularly on Terry Ave looking north with the smaller low-midrise buildings in the foreground. I've got a picture of it somewhere on my computer.

I hate that Virginia Mason tore down that distinct old building for the bland building they're replacing it with. They could have saved the facade.

I kinda like how the Swedish addition turned out. I really like the glass wall portion to it.
