^ It seems almost as if they made really large floors just to drive up the height, which is a good thing.

^ Yeah, and don't forget they also used a 408' tall stick on top just to drive up the official height even more, which is also a good thing.

I'm not a structural engineer (but I have a great interest for Architecture so I'm learning) and English is not my native language so:
by mechanical floors, do you mean the floors closest to the top, that seems to be unoccupied in the drawing?

yes. those are the mechanical floors in question. Typically housing elevator motor rooms, HVAC Central Units which on a building this size are themselves very sizable. Water tanks for Fire prevention system. Also takes up a lot of room. These are at the top of the building so that gravity will provide pressure in case of powerloss. and some kind of damper system to combat and reduce building sway in high winds. Anything else I forget that goes in the attic Mechanical space?

That being said, the amount of space in this tower does seem a bit excessive. It may just be the roomiest mechanical space in NY

Does anyone know whether or not Morgan Stanley will be returning to the Trade Center, if not the FT, one of the others? I'd be curious to see who makes a return and who doesn't. I know an Asian investment/real estate company will be leasing to two top (office) floors.

Thank you, I think you couldn't have made it any clearer than that.

The new WTC is said to be the safest building once completed. Maybe this is why they made some extra room in those mechanical floors for some extra/improved safety features??

The NYPD made sure of that. I think they (NYPD) had the Architects go back to the design board 2 or 3 seperate times to address "safety issues."

I think that is why the first 200+ feet of the building is "Mechanical Systems?" NYPD was worried about some nut with a truck bomb or other explosive device.

One thing is for certain, the PA has the lower third of FT resembling a bunker!

The bunker won't just be empty space, out of the 200 feet it consists of, the lower 80 feet will be the coolest lobby a building will have since it will be like walking into an atrium, and the 120 feet above that will be for mechanical use. Keep in mind that in the other WTC Tower 1, the lower 10 floors or so were mechanical. I think the base will be awesome and for a base of this sort was very well designed for it's kind, especially at night, it will be cool being in the plaza seeing the light from the base glowing and changing colors...

It's good to see the 1st beams reach above street level. Now real progress can be claerly visible and it's only a matter of months before this one will start rising.

Actually, the 408' stick on the top is to house a replacement for the antenna lost on 9/11 for the area broadcasters. But the original plan was to take that height up to 2,100 ft. Still, the 1,776 ft mark was a specific mark set by master planner Daniel Libeskind, which led governor Pataki to side with him in that battle. That meant that the height could be no less, but no more either. So, it depends on your point of view, is the glass half full, or half empty?

Incorrect. Burj Dubai, Chicago Spire, Abraj Al Bait Towers, China 117 Tower, Doha Convention Center Tower are all officially U/C and Russia Tower, Shanghai Center, and many others are under 'site prep' status and can go U/C anyday now. All the above skyscrapers are officially taller than 1776'. Even if measured by spire height, FT will barely make it in the top 10 list. Even if it does, it won't stay in the top 10 for more than an year as more giants are on the way...

I don't hate FT, I just like to get the facts straight.

Which, as we know was never the point. The 1,776 ft height was given for a very specific reason.

By the way, it is still the tallest office building in the world. Prove me wrong. They say that the complex will be the biggest office complex in the world again. High class office space is proof of power, not a plethora of cheesy-looking res/condo towers. You look at lots of other cities and nearly all of their tallest buildings are all non-office, while in NY, as of now, all of the tallest are office, with the unbuilt MoMA Tower and unbuilt 99 Church and Sunflower Tower as exceptions. Maybe that trend here is ending because of a need for more space. I also doubt that the Freedom Tower will remain the tallest in NY for more than a decade.
