Wasn't there talk of moving it to the site of Morrison Park West?

So according to this Oregonian article, it's apartments on the bottom, offices on top. When it was condos, weren't the condos on top?

As to why the design got flip-flopped (offices on top, apartments below) I suspect we have the answer here:

Quote:
Its not clear what concessions Stoel Rives getting at Park Avenue West, but it certainly has had an opportunity to influence design. Its space on the top nine floors of the tower is capped by a rooftop terrace, where partners will entertain clients.
...that's a quote from your Oregonian link.

Mods, isn't it time to change 'on hold' to UC?

Not to nitpick or anything.

How do you restart a 30-story project? Call in the marching band!

http://www.bizjournals.com/portland/...=image_gallery

TMT Development Co. has recruited the Lincoln High School marching band to celebrate the restart of construction of its long-stalled Park Avenue West.

The crew from Lincoln High headlines a public ground breaking celebration at 10:30 a.m. Friday at Director Park, next to the construction site, 728 S.W. Ninth Ave.

Work resumed more than a week ago on the project, which came to a stop in April 2009 as the economy cratered. Workers are re-waterproofing the three floors of underground parking that were constructed before the stop.

A construction crane will arrive in January, after Portland’s customary holiday season construction moratorium. Prior to that, workers will use alternative forms of staging to get the project going again.

Vanessa Sturgeon, president of TMT, announced work would resume earlier this month, after closing a construction loan for the $175 million project. PCCP LLC placed the loan on behalf of the Ohio Public Employees Retirement System.

The tower, now under review by the city of Portland, will have six floors of underground parking, two floors of retail, 15 floors with 211 apartments and 13 floors of office space, with 11 leased to law firm Stoel Rives LLP.

TVA Architects designed the LEED Platinum project. Hoffman Construction will construct it. It will be complete in 2015.

Went downtown today to check out the site. Saw this notice, and it looks like the final height may be higher than 460 ft. See below:

If you add the penthouse and spire to the limit of 460', that comes to maybe a 480'-ish roof height and 500' + spire height?

Some other pics:

Why WSJ is touting Park Avenue West

Wendy Culverwell
Staff reporter- Portland Business Journal

The Wall Street Journal spilled some ink this week on Portland, naming TMT Development Co.’s Park Avenue West tower its real estate Deal of the Week.

In the Nov. 5 edition of the business world’s paper of record, reporter Eliot Brown said the start of construction after a 55-month pause is “more than just a feat for family-owned developer TMT Development Co. It is an indication that demand for new office space, which has been limited to the nation’s largest markets, is spreading to midsize cities."

Interesting WSJ article here.

That is good news, I wouldn't mind seeing a new office tower or two popping up in Portland. I really wish the 5th and Columbia tower that is going up in Seattle was going up in Portland, it would have made the best new tallest building.

Sure wish we could read this . Seems like DJC does a better job than PBJ of actually covering specific projects.

Uprise: Portland market supporting tower projects (access required)

Park Avenue West, a planned 30-story tower, became a symbol of the recession when it stalled in 2009. But with new financing in place TMT is resuming its $175 million project. At least seven other high-rise projects are in the works in Portland. Institutions are pursuing opportunities, and lenders are recognizing the market's strength.

7 towers in the works isn't the same as 7 towers actually happening.

I'm not sure that most of these will actually be in construction this year.
