What would YOU build?

Hey All!

We have currently aquired some land in Three Sisters, Canmore that is zoned for multi-family of about 3 to 4 stories.

Here's your opportunity to possibly have your say on what we should build. The more specific the better. Think "Urban Alpine". Here is the Site Plan

Hmmm... gotta say that I'm not a fan of the alpine style of architecture myself. Do you have any photos or aerials of the site?

My vote's on the World's Larget Bighorn Sheep.

You know, one of those drive-by statues. You could climb up inside and look out from the tips of the horns. Make it 40 stories tall, with a snowboard ramp down the "backside".

Eh, it's more of a Shelbyville idea.

How large is the site? We can't really be very specific unless we know a bit more about the parcel.

I agree with the glass and stone concept. Go for energy efficiency, and keep in mind:

Need some context as to what the surrounding land uses are. What does the town's OCP (do they even have one?) have the land designated as? Dimensions, site area.

If its zoned for multi-family 3-4 storeys than that could be the easiest thing to go with as rezoning is costly.

HaHa, Some creative answers... but maybe they won't all fly.

I guess to give a little bit more info on the land:
• it does have a slope that can create challenges, but not huge challenges
• no more than 3 stories
• Multi-family
• Think afluent buyers
• Think $700+ sq. ft. price ranges
• All below grade parking (ramp cannot be visible from the street)
• Land is 2.76 Acres
• Density is 76units
• Unit mix:
25% 1000sq.ft.
35% 1200sq.ft.
25% 1400sq.ft.
15% 1600-1800sq.ft.
• Visit www.tsmv.com for more inspiration of what's been built there in the past
• What kind of materials would you use? Interior? exterior? courtyard features?

Also, if anyone knows of any great Alpine-type of multi-family world wide, please post images or sites.

I would build something similar to Canmore Crossing... except with a lot more stone work, and more complimentary colors. But a condo facility with hotel type amenities always sells well. I dunno if you'd want the main floor retail, as it might be too remote to attract a whole lot.
