HYDERABAD: Lanco Hills SEZ: 90 fl tower, thirty 20-30 fl towers + more

Hi guys,

You first heard it here!



Mark my words: the city of Hyderabad, the 6-million people strong IT powerhouse located in the state of Andhra Pradesh in Southern India, will very soon crash into the ranks of major skyscraper cities in a big way. "Cyberabad" (as its popularly called, owing to its IT industry) has emerged as the most pro-densification, pro-verticalization metro in the Indian Subcontinent -- even more so than Mumbai, and that says a lot.

Aiming to become the most investor-friendly city amongst the competing the southern Indian IT/tech cities of Bengaluru (Bangalore) and Chennai (Madras), the city has embarked on a massive modernization emulating the E Asian tiger Tier 1 cities -- namely, building Central Business Districts catering to banking, trade, research, tech and other knowlege industries. Adopting the trend toward 'walk to work' concepts, these CBS would have ample residential towers as well. Not only has the city and state governments been sold on 'skyscraperization' on a big way, but also the voting public.Outside Mumbai, its the only city in the Subcontinent to really, comprehensively embrace the ethos of vertical urbanity.

As such, a high-rise and supertall laden CBD with all the infrastructure bells and whistles will literally rise from the paddy fields over the next 5 years in a vast area bordering the 'old' city known as the "skysrcaper zone." These zones would have unlimited FSI, translating into virtually no hight restrictions, provided private developers would fund the infrastructure projects that would sustain them. Unlike other Indian cities, for these projects the red tape is slashed considerably and projects are fast-tracked toward approval.

To give you some examples of the earnestness of this drive toward the sky, among the many projects in the sky scraper zone, the Manchirevula CBD, will soon boast a 100-storey supertall, and thirty towers with a minimum height of 30-storeys. For the Manchirevula CBD project, construction companies are currently being shortlisted (down to an Indian and an Israeli consortium) and is expected to commence in a couple months with project completion by 2010. Also announced several other towers in the other zones (Financial District Nanakramguda, Kokapet Golden Mile, etc) in the 30-60 storey range. And all these are just pre-first phase known developments of only a fraction of the entire Skyscraper Zone.

....Buuuuut since we don't have any renderings for any of these yet (due to competative secrecy between the various companies and agencies involved in these projects), this thread will focus on the 'other' major project bordering the skyscraper zone: the Lanco Hills SEZ.

Here are two articles that give a good overview of the Lanco Hills SEZ. Mind you, this first article is a year old, so some details have changed -- for the bigger:

A mega techno-residential township

The company is planning a 90-storey building, which could potentially be the tallest such structure in the country. Since this comes in a special zone, clearances would be formality, the company said....... Apart from developing 16 residential towers each of about 30 levels, this project will host a mega mall complex and two hotels - a five-star and a four-star one.

The Lanco group Chairman, Mr L. Madhusudhan Rao, told that the magnitude of the project was such that this will effectively create a larger capacity than the existing Hitec City area near here, where a majority of the IT companies have set up shop. The project, to be taken up through a strategic partner, would be completed within three years.

"We plan to unveil the project in August, and a leading Mumbai-based designer has been roped in for its design. The company expects to tap into other metros following up on their capability to handle infrastructure projects," Mr Rao said. Giving an overview of the mega office-cum-township project named Lanco Hills, Mr Rao said that this would be a mixed development project that will have a built-up space of about 18 million sq ft, featuring top-notch office space, residential facilities and large recreation zones.

With regards to the office space, the company is planning 12 towers each of up to 20 levels that would be custom designed for IT and IT-enabled services (ITES) companies and this would form part of the Knowledge Corridor that the State Government is in the process of developing, he said. Apart from developing 16 residential towers each of about 30 levels, this project will host a mega mall complex and two hotels - a five-star and a four-star one. The mall will have a built up space of about two million sq ft, with multi-level parking space.

In all, the township will have 7.5-million sq ft. of office space and 8 million sq ft of housing facility in addition to the mall and hotel complexes.

Lanco Hills Park notified as SEZ

HYDERABAD: The city-based Lanco Hills Technology Park Private Limited of the Lanco Group has been notified as a Special Economic Zone (SEZ) by the Union Ministry of Commerce with effect from April 10, 2007.

A sector-specific Special Economic Zone for Information Technology (IT) and IT-enabled services (ITES) will be set up over 25-acres in Manikonda village, Rajendranagar Mandal of Ranga Reddy district.

The company is planned to be positioned as one of the largest `mixed-use' developers in the world worth over US $ 1 billion.

It constitutes realty sectors like IT/ITES space, mall, ultra modern living spaces, extraordinary entertainment, luxury hotels and service apartments, to name a few. It will be a truly international standard integrated IT park, he said.

Chairman L. Madhusudhan Rao said "The sanction is recognition of our credentials and unique track record in creating global-scale landmarks." He said it would be a trendsetter in destination-building and etch Hyderabad as a signature to India as an emerging global destination.
In short, this megaproject would be topped with a 90-floor "Signature Tower" (it's yet unclear if this is the actual name or just a description) that has won clearance and is approved to be built at that height.

A couple days ago, the company finally released some initial renderings of the project on their website. While obviously it is still in the design change, I sure as hell like where this is going. The pics were smaller, but I've blown them up for clarity (if not beauty)

Unfortunately, we still do not know who the architects, landscapers, etc are, nor do we have a finalized building designs, views of the landscaping, a master plan or any such final renderings.

However, since this project is approved and site prep has already started in a big way, not only is construction assured, but we will likely get better renderings when they start actively selling apartments.

Three vignettes from SSC India locals:
- grading work for the site (including levelling hillocks) is going on round-the-clock
- an unceasing stream of recruitment ads is appearing in local newspapers for architects, engineers and construction workers with the requirement "experience in skyscraper design is must"
- and finally, international real estate heavyweight Cushman & Wakefield has been granted exclusive rights to market the first phase of construction so we can expect to see some some snazzy PR and high-quality renderings soon!

I'll keep everyone posted as news develops or better quality renderings come out!

wow the towers round the mall are good lookin..the mall its self is nice too+the multiplex is nice
idk about the "90 storey signature tower" though...its not that good lookin but i guess as time goes on they will re-design it
they should try to incorporate some "nature" design into the tower to make it look better

I like the 90 story tower a lot. Very sleek and memorable design, with appropriate futurism for a city whose economy is based on hi-tech.

A very ambitious undertaking. It'll be fun to watch this city develop into a vertically oriented society. I hope they have some outstanding urban master plan. That 90 story tower is very sleek.

Thanks for the comments guys

While Mumbai has always been a highrise city (due to geography), this is the first city in India to really throw in all out with the CBD concept to woo investors. The other 'competing' S. Indian metros are using more 'traditional' (time-tested) ways to get investment: either going for low-rise, garden-and-park, educational/tech campus-sprawl (Chennai), or medium-rise inner-city redevelopment (Bangalore).

Most IT and knowledge industries like the studious and laid back atmosphere of an open, sprawling, insular campus, so it remains to be seen whether IT companies would migrate to skyscrapers in Hyderabad. However, I have a feeling that Hyderabad is looking beyond simply IT and is aiming to be a finance hub of India that could compete with Mumbai in the long run.

Its worth noting that the Lanco Hills supertall is residential in use, whereas the other skyscrapers and supertalls planned in the skyscraper zone are designed to be commerical use.

Actually, no, no 'skyline' shots per se to speak of. Hyderabad is currently the most low-rise of all the S Indian class-A metros. For years, it prided itself on that point (which makes their sudden leap to skyscraperdom all the more out-of-the-box impressive.) I'll post some pics of the city when I get time tomorrow

More good news for Lanco Hills.

It should alleviate any remaining apprehentions anyone may still have about the viability of this project. Seem's now Morgan Stanley is in on the deal, with a 1/4 stake in its development. Also, it seems like the hotels will be run by Grand Hyatt and Holiday Inn.

Lanco Infratech might be facing some problems in its Ultra Mega Power Plant projects but as far as its real estate business is concerned the company seems to be gearing up for some big projects.

Lanco Infratech has turned the heat on real estate sector. It is partnering with Morgan Stanley, which considers India's land assets as hot property.

Lanco Infratech based out of Hyderabad is using their local charm and the rush of business travelers. The company has tied up with Grand Hyatt and Holiday Inns to set up two big hotels.


"Morgan Stanley and Mantri Group have 26 per cent stake in Hyderabad project where the company is developing 80 lakh sq ft of residential area and another 80 lakh sq ft as an IT park," said G Venkatesh Babu, MD, Lanco Group.

All this comes at an investment of Rs 3,000 crore and the group is already making bold projections. The company is projected to realising a sale price of residential property at Rs 4,000 per square feet, significantly higher than the building cost for houses at Rs 1,300 per square feet.

So it is south Indian story for Lanco real estate plans, first Hyderabad and then it plans to expand to cities like Vizag and Chennai. The company is now moving fast to acquire and develop properties at least until when the mega Sasan power project finally kicks off.

More renderings have been released of this project. Looks like the first phase is already being marketed. The 90-storey tower's design, as well as that of the other buildings is indeed finalized. The pinnacle of the signature tower will reach the equivalent of 100 stories in height.

Lanco Hills has formally been launched! Some points

1. Signature Tower will NOT be 90 stories, but will be a tower of OVER a hundred stories, possibly the worlds tallest residential tower.

2. Groundbreaking on the first phase of the project will begin on July 4, and the other buildings will be completed in two phases within 4 years.

Speaking to mediapersons here on Monday, Lanco Infratech Ltd managing director G Venkatesh Babu said the property will be developed in two phases on a 108-acre plot at Manikonda village, about 18 km from the upcoming international airport.

It will have 12 IT towers including an SEZ and 15 residential blocks besides two hotels and malls, he added. The project is scheduled to be completed in the next four years excluding the signature block, which will be the tallest in the world.

“We cannot reveal the number of floors at this point of time, but it will be definitely be over 100 floors and become a centre of attraction,” Babu said.

Lanco Hills gonna be a city within the city of Hyderabad!
Its just about 24km away and 20 min drive to the Hyd Intl Airport by the upcoming Outer Ring Road.
Many corporate houses would love to have an address there.

Lanco Group has essentially broken the dam holding back supertall/highrise skyscraper demand in India. They have surpassed every expectation in the overwhelming response to their bookings at Lanco Hills. 4 million sq feet booked within 3 days of opening! That's nuts!

There is no holding back now... this is a new era in Indian real estate. I always said, it just needed one project big enough to shock everybody to realize the potential and the unsatisfied demand

Thing to note, Lanco is hardselling the tower, which would presumably start construction in phase 2 of the project -- 1-2 years time -- as the tallest residential tower in the world.

That is truly amazing. What a great project. I just hope they add enough diversity in the design so it doens't look one-dimensional.

The great granite boulders scattered across the Deccan Plateau gain their prominence from outcroppings in Hyderabad, where residents are trying to save them from developers’ dynamite.

HYDERABAD, India: They rise unexpectedly between glass office towers or at the base of a 12th-century fort. Sometimes they are perched precariously, one on top of another, as though they were the left-behind playthings of a civilization of giants. More and more, they are broken into bits, first by dynamite, then painstakingly by hand, so that the earth can be flattened and new office towers can come up.

They are the primordial rocks that litter this boomtown. Over the years they have earned nicknames that hint at their improbable shapes: Bear's Nose, Stone Heart. Some have become Hindu temples and Sufi Muslim shrines; others, on occasion, have become billboards.

Today, as Hyderabad builds at breakneck speed, the rocks have become the focus of one of India's many emerging citizens movements. The Society to Save Rocks, as it is called, aims to protect the geological heritage of the city against the swift march of urban development.

The rocks, formed at least two billion years ago, remain a peculiar feature of the vast tableland, the Deccan Plateau, where Hyderabad sits.

Boomtowns across India have spawned movements of similar vigilance, part of a tiny but visible trend among middle-class Indians to save something of the natural or cultural heritage of their cities against the onslaught of the new.

In Chennai, on the southern coast, neighborhood groups have mounted campaigns to restore Hindu temples' traditional water tanks, which have either been built over or fallen into disrepair, depriving the city of its water storage areas and worsening floods during the monsoon.

In Mumbai, formerly Bombay, preservationists have campaigned to save colonial-era buildings, and in New Delhi, a government plan to widen a road for big new buses has encountered a movement to save the imperiled trees in its path.

Of course, these first hints of resistance conflict with urban India's other needs and desires.



To developers in Hyderabad, for instance, the rocks, mostly granite and granite gneiss, are encumbrances that must be cleared for construction projects.

Hyderabad's population has nearly doubled in 25 years, to an estimated 4.2 million. Once a quaint city of monuments, it is now one of India's new technology hubs. Developers are rushing to erect office towers and multiplex cinemas. The building frenzy is visible in every corner.

In one of those corners, an ambitious 110-acre development called Lanco Hills is under way, an office park for technology companies, high-rise apartments, two hotels and one of the largest shopping malls in the country. There are no boulders anywhere in its promotional materials, as though the landscape had been scrubbed clean.


In fact, that is exactly what is happening, and at a hefty cost to the developer. On a company tour of the site one afternoon, a drilling machine ground its way through the large boulders, cutting holes for dynamite. Once the bigger boulders were dislodged, the process would start again on smaller boulders, until the rocks were small enough to go into a crushing machine and turned into a fine powder used to fortify concrete.

On a summer Sunday afternoon, Vasu Nugala and C. J. Rao stood on a bluff overlooking the construction site, watching machines gouge out the underside of the hill, as though carving a side of roast beef. The bluff itself, home to a 14th-century Muslim shrine, was not endangered, and on this day families came to picnic and worship, huddling under outcroppings of the giant boulders when the dark rain clouds burst.

Neither Nugala nor Rao were averse to the changes sweeping through Hyderabad. In fact, they were part of it — Nugala being a software man, recently returned from Tucson, Arizona, Rao being in real estate.

"I know we're not going to stop the development," Nugala said. "I just hope we ease up a little."

Rao added, "These rocks can't go up again once they are gone."


At construction sites in booming Hyderabad, the rugged rocks are being turned into gravel to make way for high-tech offices.

Their campaign has succeeded in creating a rock park in the heart of the city, overlooking a lake. It has also led to the designation of nine rock formations as heritage sites, including the Bear's Nose, which is to sit smack inside a proposed hotel in what is known as the Cyber City neighborhood. Some of the technology campuses have artfully incorporated the boulders into their design, transforming them into rock gardens.

But enforcing the heritage designation requires constant vigilance by citizens groups, said Narendra Luther, a longtime member of the Society to Save Rocks. He should know; he spent his entire career in the Indian government bureaucracy. "We are very poor in implementing our laws," he said.

Luther lives with the rocks. One dominates his living room, forming a wall that divides the sitting area from the dining room. The same boulder shoots up through the ceiling into the apartment upstairs, where Luther's son lives with his own family. His 5-year-old grandson, Rishab, scrambles up and down its steep smooth side.

"I came in 1958. I was fascinated by it," Luther said of his obsession with the city's ancient boulders. "First, the sheer presence of the rocks and the fantastic shapes, sometimes defying gravity, one right over the other. It looks like somebody has placed it there and you can give it a slap and it will fall."

Developers have approached with sweet offers for his house, which occupies a big plot of land in one of the best neighborhoods in town. He has brushed them off.

^^^ Nice pictures.

Also, Hyderabad has got really scenic terrain, I am all for saving as many rocks as possible, it could leave behind an interesting juxtaposition of Skyscrapers and rock parks...
