And with that might I add....

HAGGLING isn't something that is acceptable in all retail situations... and to expect it is VERY RUDE.

I can understand real estate and a few other exceptions (electronics to some extent) but it really grinds my gears when people try and do it in clothing/grocery situations.

NO I won't give you a discount on damaged merchandise..... Because you went around the corner and damaged it yourself! BE GONE!

But yeh totes legit in Real estate.

I haggled over the price of my condo, but it was a resale. How many of you haggle/negotiate over brand-new units?

I can say from my experience having previously spoken to telecom customers and now sometimes dealing with escalated ones, that there are some people out there that will try to haggle everything. I used to think it was 'people from certain places' before I got this job, as I'd been to Mexico, Phillippines, etc. However, on the phones, it's my take that it's more likely to be people born here than immigrants. Some people always want to explore the possibility of a deal (and that's not usually a bad thing, sometimes there are cheaper bundles / setups or other arrangements, promotions, etc that the customer can benefit from). However, I do get the sense that some people are flat out cheap and manipulative, and will say / do anything to pay as little as possible for a product just as a matter of couse, and seem to have contempt for the 'normal' prices and do not think what they are purchasing is worth nearly as much.

In short, I think when buying and selling a big ticket item (Like a Condo at the Urban Village!), it makes sense to take a bargaining 'free market' approach, but for standard, everyday items, it's fine to shop around and ask for what deals / options are available ('Can you throw in the power bar' or in my case 'can I get that free for one month' kind of thing), but I don't think it's respectful to try to nickel and dime every place someone buys from.

</rant> (We should probably take this conversation somewhere else as I'm barely speaking on the subject as it is.)

I happen to think these units are on the pricey side myself, for the location anyways.

I've said it since day 1. When they first went on the market I went "Look nice... but too expensive."

Hi, I am new here and happy to join u in this fourm. really the floors in ultra will have only 8 foot ceiling, I have been there at centre and get that answer from a sales person, then went to Wave centre (Rize) and the ceiling there 8 feed as well, so 102 m fits now. Also if u guys who bought there look in their disclosure statement they won't find
some floors or missing floors and these floors are 4 , 13, 14, 24 and 34, which make the tower 35 floors only,..... cheers

I knew it. The sales people had me fooled again with the "No it is 40 floors!" and I believed them this time.

And here my little voice was telling me "364 units over 35 towers makes sense given the floor plans... not 364 units over 40 floors." I don't get why the 2 sales people kept insisting it was 40 floors when I kept saying "you mean 35 actual floors since several are skipped right?"

Blah.

The new neighbor WAVE opened with much lower price, I am wondering if Ultra will have to reduce their price in order to make the final sale.

Visited the sales centre in Wave and Ultra over the weekend. I would say Wave’s display centre won the competition. Wide bright open area, two display units, huge LCD displays, more professional look sale person. Ultra is a bit in the cheap site, the display unit is more like in someone’s basement, some of the computer displays doesn’t even work. There are more visitors in Wave than Ultra. For the two uncompleted buildings, I am not saying Wave is better than Ultra, but Wave definitely spends more advertising money and gives better imagination to the potential buyers and they did take quite a bit customers from Ultra. Good news is Ultra will top out in September, and complete in spring, Wave is at least another two years away.

The top floor will be called "40th floor",but they're skipping 5 floors - so it's really only 35 stories tall...

Yah it's tetraphobia at it's greatest. It still amazes me how a North American developer is following tetraphobia which is largely a east and southeast asian superstition yet the developers of Park Place who were at the time Korean didn't. Seems silly.

The floor may be labeled 5, but it is still the 4th floor.

To each his or her own I guess. They should just go all out. Skip all the 4s, skip 13, and skip 9. Then again they are calling the top floor the 40th floor. Shouldn't it be the 50th? They're supposed to skip 40 -> 49. So it's really just half assed...

How dissapointing. I was expecting this project to be 40 floors, not 35. What is policy on floor count in SSP for the thread titles?

I lived shortly in The Pointe in Downtown Vancouver and there my "25th floor" rental apartment turned out to be 20th floor in real life. They skip floors 2, 4, 13, 14, 24 in that building.

I'm sorry, but that makes absolutely no sense. The 5th floor is still the 4th floor no matter what the elevator button says. If it is 4 floors above ground, its the 4th floor. Smh.

Wholly crap!! enough with this discussion... there have been dozens of threads over the years that have ended up discussing this floor numbering issues. who friggin cares!!!
