Hard Rock Cafe in Victory? Somebody woke up into reality. That's exactly what they need. Maybe another place such as a Fox Sports Grill or an ESPNzone could be added as well.

Plans for a seven-acre forest at the northeast tip of downtown are being unveiled today, a project that backers say will connect the new Arts District with uptown Dallas — and help city residents connect with each other.

“We’re creating a gateway to downtown that’s environmentally friendly and people friendly,” said Janette Monear, executive director of the Texas Tree Foundation, which is coordinating the renovation. “It’s going to be a great amenity for everyone in that area of the city.”

Fundraising will begin soon for the privately funded $3 million project. Once funded, the expanse of trees, pedestrian walkways, amphitheater and dog park would take about a year to build, Monear said. Supporters are hoping for a 2011 opening.

The project represents a do-over for that space.

In 2004, the tree foundation, in collaboration with the Texas Department of Transportation, planted 1,100 bald cypresses near the intersection of Central Expressway and Woodall Rodgers Freeway. A misunderstanding over who was responsible for watering the trees led the death of most of them by last year.

Monear said supporters have learned from their mistakes.

Besides making sure that responsibility for maintenance is clear — although she said it is still being worked out — the forest will be more park-like.

The design by Lambert Landscape Co. calls for lighting, signage and easier access for police that should make the area safer. The trees will also be native broad leafs, rather than the ill-fated cypresses.

Yeah, I've been wondering about that too. The Woodall Rogers Park proposal looked very nice and was more centrally located compared to the one above.

Woodall Rogers Deck Park is fully funded, under construction and on schedule. They are currently on phase one: Utilities. Main Street Gardens is also under construction and Belo Gardens Park is set to start this fall.

The builders of luxury office building Saint Ann Court are staging a topping out ceremony Friday.

A topping out ceremony is an event that allows a building's developer to celebrate the fact that the last beam has been placed at the top of the building.

Developer Harwood International is behind the Class AA luxury office building.

The completed building will have more than 320,000 square feet of office space to lease out to tenants and 26 distinctive floors.

The building was designed by Perkins + Will and Shimoda Design Group.

Minor league ballpark, mixed-use complex planned near Trinity River in Dallas

A real estate and sports group has purchased a large development site on the banks of the Trinity River near downtown. The new owners of the 60-acre property on Industrial Boulevard say they hope to build a $500 million mixed-use project anchored by a minor league baseball park – set to open next year.

The team working on the project includes Oak Cliff developer Richard Seib and Reunion Sports Group LLC, a minor league baseball company headed by former Dallas congressman John Bryant and his partner Byron Pierce.

The new owners bought the property with the approval of lenders who recently had posted the land for foreclosure.

A large-scale apartment and retail development was previously planned for the site near Cadiz Street, but that deal fell through.

"We are very excited about the opportunity to develop this property," said Matt Holley, a local builder who is working with Seib on the Industrial development and his $200 million La Reunion Town Center project in Oak Cliff. "There is still a lot of planning to do.

"Our intention is for the ballpark to be up and operational in 2010."

why are the major sports venues so far from the city center? that doesnt seem very smart. Is there a reason they did this?

It's halfway between downtown Dallas and downtown Fort Worth. Oh, yeah.. Arlington shelled out a ton of taxpayer money for it.

It's just the pro football and baseball stadiums are located in Arlington, the pro basketball and ice hockey arena is located very near to downtown Dallas.

completely understandable. well the new stadium is gorgeous!
Have the cowboys always been in Arlington?
Does Arlington still have no transit?
I bet its a traffic nightmare before or after a baseball or football game.
Would have been cool if they had integrated a mixed use development around
the new stadium with bars and such, instead of those surface parking lots.

Let me answer those questions this way....

- No. They've been in Irving the past 38 years.

- No, Arlington STILL has no transit.... which is more Arlington's fault. Fort Worth tried to make its transit system run lines to Arlington (which would make sense, since it's closer...) and there's the TRE, a diesel rail system that runs from Downtown FW to Downtown Dallas.... and it cuts through the mid cities, but it doesn't run through the middle of Arlington.

- And anywhere you go in DFW after some big event in a big venue, the trafic can be a nightmare.

But there has been plans for hotels, a mall, and other development around both the Cowboys Stadium and The Ballpark.....
