Montréal, Quebec, Canada

Design de la tour/Tower rendering

:: BUILDING::
___________________________________________________________________________________________________________________________________________________

Situated in the center of Montreal’s financial district, 900 de Maisonneuve, a new 28-story high-rise office/garage complex designed by the architectural firm of Pickard Chilton Architects Inc., will occupy a 52,000-square-foot site and contain approximately 400,000 square feet of office space rising from a seven-level 660-car garage pedestal. The project’s architectural focal point will be a three-story glass and steel winter garden main entry on De Maisonneuve Boulevard West. This project will be certified LEED, making it the first multi-tenant office building in Montréal to receive this certification. The LEED® Rating System recognizes leading edge buildings that incorporate design, construction and operational practices that combine healthy, high-quality and high-performance advantages with reduced environmental impacts.

Carte/Map

Conveniently located within a city block to the south of De Maisonneuve Boulevard West between Metcalfe and Mansfield streets, the 900 De Maisonneuve Boulevard West building provides easy and direct access to Montréal’s underground network as well as to numerous businesses and restaurants and to public transportation via the Peel or McGill metro stations. Its proximity to commuter train stations and the South Shore bus terminal makes it a choice address for workers in the area.

Its about 150 000 square foot, its relatively huge, at least for the city`s office market.

In NY,just to give you an idea, investors over there launch 2Million sq ft. projects without a single tenant.

Here, investors are afraid to launch a 350,000 sq ft project before securing 40% of the building!

That is too bad; it would have been one of the coolest design to go up in recent years.

I think it's at least partly true)

MONTREAL | 900 De Maisonneuve West | 384 FT / 114 M | 28 FLOORS

An office development that has been in the works for a few years now, still waiting for a major tenant (40% of office lease) for the go ahead. To be built on an empty lot next to the soon-to-be-destroyed Ben's deli.

-To cost $150 million
-660 parking spots (in an indoor parking lot, included within the tower itself)
-Project to be built by Hines and Quebec-based SITQ
-Pickard Chilton Architects
-400 000 square feet of space.

A blast from the past!

Not too optimistic or excited, but let's hope it goes up. This project is actually crucial in turning De Maisonneuve into a street that worth a mention.
