Wow, these lofts are looking awesome!!

PLEASE PLEASE PLEASE tell me they left Mr Kaufman's office as-is. Could you imagine having your office/livingroom in that room?? That would be awesome!

Wow... that's a pretty good idea, too. Seems like the kind of place for a Cigar & Brandy Party! haha
Or had they turned it into a "Guest Room" of some sort... imagine staying in that room while visiting friends/family in the Lofts!

Thanks for the info, WtlooInvstr!!

I thought Kaufman Lofts had sold out. Why are there so many units for sale on mls.ca? Are people not happy with their units? What does available on assignment mean in the mls listings? Are these units over priced at around $300/ sq.ft? What's included in the condo fees at almost 40cents/sq. ft.? Will these prices hold with so many units in the building and the Icon condos being built next door? I know I'm full of questions? All comments welcome, particularly from anyone who has purchased a Kaufman loft. I'm doing some research for my son who is returning to KW in the next few months and may want to consider this development. Thanks!

A ton of units were bought by investors/speculators who are now trying to flip them. "Available for assignment" means that they will assign the contract they signed with the builder to you (at a price you negotiate with them). So they don't take ownership of the unit, they just pocket the difference between the price they paid the builder and the price they sell at.

I know that you can find out the price that the current owner paid for their unit by going to the Registry Office downtown or from a friendly real estate agent, but how would you find out what a speculator paid if they never close on the property?

Unit 501, 410 King St. (Phase 2 ?)
Avenue model, please confirm square footage is 670 or 745?
I'm not aware of upgrades at this point, but base price would be helpful along with some understanding of time. ie. When was Phase 2 marketed?

Thanks!

I like that mural as posted above. Original idea, and it turned out pretty cool.

Phase 2 was first marketed in the Fall of 2005. Here's what I have in terms of price:

October 29, 2005: Avenue 670 sq ft - $168,990
June 3, 2006: Avenue 670 sq ft - $177,990
August 5, 2006: Avenue 670 sq ft - $178,990
Is there a controversy at the Kaufman Lofts regarding parking (owned versus leased) and if so, do you know how it will be resolved?
