[Burnaby] Metrotower III | 109m | 25fl | U/C

Well we might as well start a thread for this, with so much activity lately we don't want it clogging up the other threads.

Tender drawings have been sent out to the sub trades for final pricing, and demolition/excavation is set to begin late April, pending final approval from Ivanhoe/Cambridge. Construction is expected to last just under two years, and top out is expected in summer of 2010, with substantial completion late 2010 early 2011.

Metrotower III

- 5 levels of U/G parking
- 25 levels of office space
- 425 000 sq ft of office space
- aiming for Leed certified Gold status
- 356' 4" from F2 lobby to top of mechanical penthouse
- 374' 11" from ground level loading bay to top of mechanical penthouse

Awesome, thanks for the renders.

I remember this tower being discussed on SSP back in the late 90's!

Even 4 years ago when the vacancy rate in Burnaby was in the high teens this seemed like a pipe dream, but good to see it finally going forward.

Building is shitty at street-level, and 5 levels of U/G parking??? Does Burnaby have minimum parking requirements? Talk about excessive for a building located right next to a major transit hub.

Actually, the number of parking spaces exclusively for office use in this project is very low, only about 300. The remainder will be shared with Metropolis for retail users - and I think they have already been constructed, so the net increase isn't much. Burnaby has obviously recognized the value of shared spaces that are exclusive for office on weekdays and retail on weekends.

Acutally 5 levels of parking aren't too bad consindering the size of that tower, alot of the parking level is lost to entrances, stairwells, and ramps. Glad to finally see a detailed rendering to put with the data I had on it. Truth be told I would've liked to see it look like it's brothers, those two towers have always given off such a menacing presence.

Thats one of the things I really like about this tower... It really has alot of references to the previous buildings,as excluding the one curved facade the other sides are very similar to the existing buildings.

Regarding the parking spaces: The 5 levels of U/G parking already exist, 2 of which are used for mall parking, and the other 3 are being used for Metropolis storage. The tower really only has 3 floors of parking, which isnt too bad for a suburban tower considering most downtown towers have about the same.

Is there any particular reason why this building is standing on pillars a couple of floors above ground level?

To keep it standing, especially during an earthquake would be my guess. You see a lot of those pillars for the new condos downtown. It does make for an ugly effect, to not make use of the lower space.

That opening is fronting onto a mall plaza however, so it wont be totally clashing with the environment. It might even tie in nicely with the open plaza, espeically if it can be integrated with the existing space well.

I quite like it...the bottom isn't great, but other than that everything above is comparable to Bentall 5.

I had hopes they would have updated the design. I remember seeing this back in 2002.
I wish it was a little taller. Burnaby's skyline is going to join the plateau club with this one. Regardless, it's nice to see a new significant office tower going up in Metro Vancouver.
