We have very similiar rules here in Calgary for development in the Centre City. It's mostly in what we call the CC-X and CC-COR districts. CC-X is the 'potpouri' district as I like to call it. It's mixed use at grade (with even some very small scale industrial type uses) with residential above. This recognizes that some of the development still in the Beltline are Industrial in nature (the Warehouse district).

The CC-COR district is the Centre City Commercial Corridor district, with mainly retail uses at grade and residential above but is more about creating continuous block faces of commercial at grade (think of Spring Garden Road with residential above along multiple blocks). But there is a maximum floor plate restriction of 650 square metres and a width of 37m. The idea is to create point towers so you can get more height, but slimmer buildings. It minimizes the effect on adjacent properties. Personally, I felt that the CC-COR district would be a good fit for areas like Agricola, Quinpool and a few others (with some tweeks for height, etc for Halifax's context).

Anybody renting near Larry Uteck?

I've been lurking on this thread for a long while -- was wondering if anybody currently rents or knows someone who rents @ the Luxor, Gardens, RockWood Estates, BirchView/Mapleview, etc. ??

I've been renting in a very nice building downtown for many years but the rents are really climbing around here, so I was wondering about the 'land of the squeaky clean brown and beige places' that keep popping up so rapidly around there these days.

The prices are more attractive but I'm worried I might feel like I'm stuck in a 'Truman Show' nightmare.

ive been renting at the birchview since it opened. I love it. its quiet but close enough to things, the building is 85% retirees so quiet, (tuesday night crib and 45s in common room wednesday night bridge yes im 25 and i love these games lol). If theres ever any issue the super is there withing 30 minutes to get it fixed for you. I would definately recommend it to anyone.

The Luxor

I am in the Luxor. Love it, great building, been here almost a full year.
Find it easy to get around with 102 and Bedford Hwy, although I work from home. I share 1600 sq ft for less than 1600$.
Services are great. No lines for groceries, banks. Quick appointments for doctor and dental.
We have the occasional deer out back, actually fed them from my balcony.
There have not been any bugs

Thanks for the feedback guys -- reassuring to hear. I already have some friends and family on Southgate so it's an option to consider for next spring for sure. I lived on Moirs Mill Rd. for a year back in '03 so it would be a return of sorts. Been a while since I played 45s with my grandfather back in the day!

- Foundation is going in for Gardens Luxury V
- Excavation is ongoing for The Luxor's new neighbour (661 Larry Uteck)
- The new steel-frame commercial building next to Shoppers will be two storeys. No word on a tenant yet. Too small for big-box, too big for fast food.

Parts of the crane for Luxor II at 661 Larry Uteck are on site and/or being unloaded right now.

there seems to be a lot of work going on on the corner on the left hand side coming out of the roundabout. Any idea whats going in there?

universal properties are putting 5 buildings on larry utek 3 are on the go the last one will be a 18 story.

Move to any building on Larry Utek but not the Rockwood building i wouldnt trust a building that havent been blue skined i know they had some red seal on the windows but i know some windows didnt & the brick layers brick over the windows anyways plus the whole building is covered by tyvek, who in the hell uses tyvek on a building?? idiots.

What about some of those places on Bedros Lane? Anyone have any thoughts on them good or bad? They are a bit more mature than some of the other places on Larry Uteck right?

I'll try and make a run to the B.I.O. tonight and snap a picture of that area. The Abigail is quite noticeable in the little skyline that could over there.

From the Bedford highway near Bayview, it looks like it could be 20-30 or more stories high due to the height of the area along with the cranes and other buildings next to it. It's going to be an impressive skyline very soon.

no, there putting 5 buildings up, 2 of them are U/C & the 3rd one is on the way but there saveing the big 18 story for last.

if your looking for big living space Abigail is not for you. i like the Luxor & that 13 story by dutchvillage rd thats going up, the rockwood has the best inside look to & massive space, to bad they f'd it up so bad cant wait tell it turns into a swimming pool, reminds me of a guy who said that some of theses new buildings going up might turn into crack houses, to me more like housing projects.
