Mady is the developer (http://www.madycorp.com/index1.html). They're based out of Windsor and Toronto. I think this might be their first project in this region. Most of the projects on their website are a bit dull, but there is a nice condo building in Markam.

I believe Randy Kinat is the owner of Ontario Table and Chair.

No stucco tower! What a relief.

I live in this area and traffic is not that bad at all. Turning left onto William from Park can be a nightmare at certain times...but nothing a roundabout couldn't fix.

Very excited about this development...not a huge fan of above ground parking but they've done a great job of hiding it.

Also please note (to all) the Waterloo's Mayor is happily receiving emails of support for this project and has already asked to share mine with Council.

That's a awesome news. people who are care and concern about the development of the Waterloo downtown can actually make a different.

It is a very good location bauer loft and the proposed Table & Chair condo project and the south end of the uptown area and barrel Project at the north end of the uptown and THE42 loft at the east end. We can expect good things will happen.

I'm in favour of supporting anything that helps get this project done, since if it does I'll be there on the first day looking to buy. I just hope the interior lives up to the promise of the exterior and location.

So council would have to rezone to allow 25 stories? or to increase the allowable density? Or both?

If thats going to be a roadblock, do you think they would lower it down to maybe 18 stories or maybe match Bauer's 14?

I believe the proposed 19 storey height is fine. It's the density and the rezoning of the land that Council needs to approve.

I e-mail my councilor Ian McLean and the mayor voicing my support for this project. Let's keep them flowing

Is that typically a hard hurdle to overcome?

Ignore the 25 that I posted above....it should be 19, which this development is. I must have been thinking the 25 floor building at university and king. My bad.

Any speculation (or knowledge) of what is the white exterior material? With the price range I know it isn't stucco.

By the way...there will be a group of us getting together with a Chronicle reporter for a roundtable about the Barrel Yards next Wed (Oct 1) at 8:00PM at Whole Lotta Gelata. I'm sure we could also discuss our support of this project and plan a visit to Council. The more the merrier (i.e., more effective).

/\ Could be some form of EIFS, but I'm skeptical.

Uptown has improved, the universities (which have the potential to employ wealthy professors) have expanded, and RIM has hired thousands of more employees.

The comparison to Toronto (and I saw in the Canadian section to New York City) isn't valid in my opinion, because in both of those cities there are much higher condo prices (ie. some can go for tens of millions). If we had a condo priced higher than the $30-million penthouse at the Four Seasons, then I'd say things are pretty crazy here ... however $1-million for what will be our top condo surely isn't out of line. Remember, we do have employment/money here too. A couple in their 50's where one is a senior executive at SunLife Canada, and the other is a UW professor (let's say a combined family income of $300K) will be able to afford a million dollar place if they've managed their finances properly. Yes, they could buy a condo in Toronto, but their jobs are in KW, so it would make sense for them to buy a condo here instead.
Well, I don't know if the penthouses *wont* sell, but it will undoubtedly be tougher to sell them than the ones on the lower end of the market. I could only imagine the marketplace for $1 million+ condos in Waterloo is relatively small. However, I'm sure the ones in the $300-500k range won't have many problems at all.

Waterloo Diagram has now been updated to include 144 Park.

I think the Title of this thread should also be updated.

Not entirely sure to be honest. It is a potential road block though.
"Busy Berliner" perhaps may have some input on this. Height of 25 storeys max for major nodes was approved by Council sometime ago (as a general policy) but BB informs me that the density wasn't.

My feeling from news articles, quotes and emails is that the mayor, a number of councilors and city staff planners are enthusiastic about this project, along with several other proposed "highrise" developments. The developments are all falling within their major node planning and support Council/Regional initiatives such as Rapid Transit (LRT/BRT), brownfield redevelopment, etc.
