410 E. Grand - no construction start until spring?

I'd been thinking Golub's 410 E. Grand apartment project (with a bit of medical office space) might very well start construction this year. However, Crain's - in an article about Northwestern University's school of medicine expanding (into existing office space) in Streeterville - mentions Golub is actually planning a 2nd quarter 2013 construction start for the project...

The benefit of valet parking isn't to discourage driving, it's to minimize the amount of space required for parking. With an attended garage or lot, you can park cars much more densely --- e.g. with narrower lanes, narrower stalls, cars parked in the lanes, etc. --- by not having to conform to the self-park building codes that add a lot of wasted space based by making all stalls accessible at all times and all lanes comfortably wide enough for 2 cars to pass. If my building is anything to go on, the same square footage can park approximately 50% more cars as attended rather than self-park.

Simply put, self-park facilities require a lot more empty space (i.e. space not being taken up by parked cars) than an attended facility does. Parking podium blobs would be much, much smaller (specifically, they would be about 2/3 their current size) if their parking ratios were met via an attended garage.

Atleast its good looking precast..has nice color combinations and not just the beige crap we're used to seeing!

Plus this building has a good precast to glazing ratio, so the final product should be all about the glass, not the concrete.

Although, it would have been nice to see a design that introduced a higher quality material at the pedestrian level.

Agree. Though I'm pleased this building actually looks like several separate buildings. Really helps break up the mass.

It is three separate buildings - three separate hotels, at least. Usually the false-facade approach doesn't work out well, but it might work here - since each hotel will be under different management, they will function like separate buildings.

^ but it is structurally one building. On top of that, I assume all 3 hotels will be sharing certain facilities (laundry, kitchen, maybe a single maid crew) to achieve a good economy of scale. Anyone know for sure?

How have they allowed an adult bookstore to remain anywhere close to downtown?

Here's a great example of how bad precast can become with age and weather. Of course, a new paint job would help.
This is a parking podium at Ohio & Dearborn St.

IIRC they are grandfathered in, from the days when the hood was a tad different ;-)

This is CIP, not precast. Finish-quality precast doesn't weather like that. In fact, it doesn't weather very much at all, which is why it never takes on the (often beautiful) timeworn patina of limestone. There's also no natural variation in the precast product when it is installed.

Atrium Village was approved by the zoning committee on Monday night. I assume they are just waiting on the financing before they get their building permits and break ground.

You're right, the moment after I posted I realized the example did look more like CIP. Then I'll rephrase how bad CIP can weather over time. There's always faux stucco.
