Basing a development approval decision on FAR is a ridiculous and naive approach. There are clearly other motivations involved here.

What project are you talking about? It's pretty rare for Chicago projects to run up against the permitted FAR, because it's so generous in most areas.

I was referring to the Alderman's letter re: CMH. Sorry, should have quoted one of the previous comments about the project.

Crain's: Planned Apartments

Chicago-based Golub & Co. plans 490 units and 65,000 square feet of office space in two buildings at 545 N. McClurg Ct. in Streeterville. The developer expects to start construction next spring.


Golub & Co. plans a 396-unit apartment building at the corner of Ninth and State streets. The Chicago developer expects to start construction on the $121 million South Loop project in fourth-quarter 2013.


Urban R2 Development Co. plans to start construction in December on Catalyst, a $75 million West Loop apartment building. The 233-unit project at 123 N. Des Plaines St. was originally planned as a condominium building.


White Oak Realty Partners LLC is awaiting city approval for Arkadia Tower, a 351-unit high-rise at 756 W. Adams St. in Greektown. The Rosemont developer aims to break ground on the $100 million, 33-story project next spring.

Great update, George. Is it me or is the tri hotel development starting to look like 4 separate buildings? I like the one on the far left and the one on the far right-the two in the middle though, not so much.

I was going to mention these on here but I see that Spyguy is already on it as usual . Anyway, Crain's listed a total of 15 buildings that are either under construction or proposed but they didn't include 435 N. Park. I wonder why that is, maybe they forgot that one? A worker at the site last week told me they would be breaking ground in January.

They also forgot One South Halsted.

Fourth quarter of 2013 for the one on State and ninth? There's so much that could happen between now and then! That one looks pretty cool; will make and a nice impact.

yeah, it is! read the article I had in my original post.


After Wolf Point and River Point, Halsted is probably my favorite development currently.

^That’s quite a change for Golub’s 9th & State project, which last looked like this:



I wish I could see the State Street side; I had asked them to look at the nasty wind downwash that would result from a slick-sided prism with no balconies or projections. I also see that the pool has moved down from the rooftop. And it looks like the tower has moved a lot closer to Ninth.

I kind of wish those lighter bands would have projected a bit. Would have really had some strong horizontal movement as it wrapped the corner.

Full glass section is still my favorite. The part in the photo above is okay. The corner parts with the verticals is painfully bland and kind of a missed opportunity.

The PD filing shows an inset rectangle in the north facade, with balconies on each of the inside corners.

The corner of 9th/State gets pulled back to match the angle of the parallelogram tower, forming a triangular plaza at the corner.

The design of the podium looks like it's taking a lot of cues from Perkins+Will's new Jones HS down the street, with lots of horizontal bands and insets that might break up the wind.

Tri-Hotels

I am absolutely loving this development. The execution, materials, details I think have actually turned out fantastic for all 3 'buildings'........looks to be one of those that somehow turns out better than the renderings....
