Currently a single storey commercial building. Proposing a six storey mixed use building with ground floor retail and dwelling units on the floors above.

Barry Hobin and Associates Architects and Tamarack Developments will be holding a meeting to discuss the proposed development at 1433 Wellington Ave (also known as 33 Richmond Rd.) at Carleton Avenue. The meeting will be held on Thursday, February 28th at the St. Georges Parish Hall from 6:00 to 7:30 pm. At this meeting the neighbours will be provided an opportunity to present and discuss their concerns with regard to the project.


The proposed development is for a 6 storey mixed use building with below grade parking. The ground floor will offer a number of commercial units expected to be occupied by small retailers and a cafe. Above this, 5 stories of condominium development is proposed. There is an application for three minor variances being considered by the Committee of Adjustment.

These minor variances relate to a reduction in the the rear yard setback, the removal of the requirement for a loading space, and an increase in the allowable Floor Space Index (development density). Further information about the proposal can be obtained through the City of Ottawa's Committee of Adjustment office. The project will be brought before the Committee of Adjustment on March 5th after being adjourned by request of the community prior to the February 6th hearing.

A tiny “sold” sign was added to the big “for sale” sign on the Istanbouli sign on Wellington at Carleton.

I’m guessing this means the Istanbouli may be closing its Wellington Street location, and sooner rather than later. Tamarack has sold the land, and with the variances all approved, I expect the new developer will move ahead fast. Why else would would you buy it?

We’ll see if we can get the scoop on who bought it.

Well for what it's worth, there's an Istanbouli on Holland just north of Wellington now.

I’ve been meaning to post about the sales office opening up on Wellington at Carleton, beside the Istanbouli. Rumour has it that CVL bought the property from Tamarack, but is having Theberge Homes build and sell the condo. All the zoning and plans were approved but have since been taken down from the city’s site. Must remember to save the files next time. The sales office is going in where the Indian Food Centre used to be. It looks like they may be including a model floor plan. The sales office should be open in mid-November. It will be sad to see the Istanbouli go.

Looks interesting. Reminds me of other Hobin buildings like Westboro Station, and the second building on Catherine Street site of Beaver Barracks. At least the flavour of it.

It's amazing how much development is going on in that that stretch of Richmond/West Wellington, and how much will probably added in the next few years (the convent site and other lots). I think this will be the most transformed street of the decade in Ottawa, especially because it is really sticking to the intensified mixed use formula. I love how this is seemingly happening on its own and is not orchestrated or contrived by a higher power (like LeBreton is) but things are turning out rather consistent and harmonious.

I moved to the area only four years ago, and that stretch of Wellington/Richmond is already so different (the Esso and Euro cars renovations, then the condo tower accross from this development (can't remember the name), the loss of Canadian Tire). When 101 Richmond & the retirement home are done, along with this project and the convent, it won't even be recognizable.

I've only lived in Kitchissippi for about 15 months now, and even in that time period, there has been lots of change, with even more coming...

This building, the convent, and the ones across from it will go a long way to bridging the strip between Wellington Village and Westboro. I'm waiting for the four corners of Island Park and Wellington(the real intersection, not this building) to go up; could be a very interesting intersection.

PS. Richmond used to be the road west out of town before the 417, so there were a long of car dealerships, gas stations and motels along it, all which are very easy properties to redevelop; this is playing a large part in what has happened here for the last 5 or so years...

Very true. A handsome mash-up at that.

As much as I love the colourful accents on the Mondrian exterior, I think it's a little more sensible to put them between floors (as done here) to avoid the Kenny Rogers' Roasters red light coming through the windows.
