You're right there, but it has been nearly 5 years since it has been open for occupancy (will have been 60 months in August). Granted it has 517 units, it is selling for less psf than other Novare towers, and it is taking a very long time. In fact on a price psf basis, Encore in Nashville and other Nashville towers are outperforming many Midtown Atlanta towers.

In case anyone is interested, Atlanta's January jobs report was released and it is bordering on unbelievable. They massively revised 2011 jobs numbers; instead of us posting zero job growth, the latest numbers are indicating nearly 70,000 jobs added year over year. That would be on par with the boom years. Obviously this would be fantastic news (to the extent you can call revisions to past data "news").

I've started a blog on local economics that explains the release further:

This could definitely have big implications for metro Atlanta construction. Job growth is ultimately what it's all about.

According to the Atlanta Skyrise folks, the hotel at the Mansion (whatever it's called) is rumored to be changing hands to Mandarin Oriental.

Seems like that would be the last nail in the coffin for the Mandarin Oriental tower in Midtown, which was seeming more and more like a longshot (I heard the property even changed hands).

Oh well, between the two ~20 floor apartments and the dual-branded hotel we've got ~1,000 new units entering the Midtown market, which should amount to a noticeable bump in foot traffic and a significantly fuller-looking skyline. If nothing breaks ground in Midtown for another year, I'll feel fine; after that I'll start getting antsy.

Regarding Buckhead, if Alliance Three takes off anytime soon, I'll be more than happy. That building looks awesome. Does anyone have a link to a more authoritative announcement or plan? I'd be skeptical given absorption rates and vacancy (there is three years worth of inventory based on current vacancy and absorption figures), but maybe if someone is being aggressive they might start planning.

Great photos...I wonder if most people around the city realize how much work is currently being done on the Beltline? I still hear/read a lot of doubtful comments about whether it will ever materialize.

On 11th? It's not part of this project. It's a future phase.

Groundwork has started on a multi-family housing development where N. Highland Ave. crosses the beltline (the empty lot directly north of where they intersect). I've heard that it will have around 60 units.

That has an awfully small footprint, what could they possibly put there, and why wouldn't they spruce it up? I walked by it, they have the signage on the corner for the apt tower. I hope they at least spruce it up, it looks like crap and would seem out of place.
