Tour of Cochrane's new construction

For the first time in many months it seemed like I actually made it back out to Cochrane before dark today, so I decided to go for a drive around and check out the biggest projects happening in Cochrane:

Alora, Sunset Ridge (Developer: Jayman)


One of the cheapest developments, smallest units start at $175k. First building was completed last year, second got pushed up due to demand

The Village, Sunset Ridge (Developer: Calbridge)

First of 3 buildings in this complex, with ground level townhomes connecting the buildings

Lofts on the Bow, Bow Meadows (Developer: Timko)

45+ adults village, 68 units

Mountain Street Condos, East Cochrane (Developer: Vanity Homes)

32 Units, right at the foot of the hill adjacent to Highway 1A

Rockyview Pointe, Glenbow (Developer: Pointe of View)

Future site, approx 100 units. 10 units will be affordable housing operated by the Cochrane Society for Housing Options

The Pointe at Cochrane, Glenbow/downtown (Developer: Pointe of View)

POV's first project in Cochrane a few years back, some units have likely never been lived in as a lot were bought by speculators and investors and are continually listed for sale

Cochrane Health Centre (Developer: Alberta Health Services)

New emergency health care centre, supposed to open in stages starting in 2010

Spray Lakes Sawmills Family Recreation Centre expansion (2 more ice surfaces)


Two more ice surfaces are being added in addition to the existing rink, soccer field and other recreation facilities

West Cochrane developments

This was taken standing pretty much on the west town limit which runs straight north, the two highlighted areas are on the north side of the Bow on either side of Highway 1A. TRC will be around 1200 housing units, including a decent sized multifamily complex and retail stores, Heritage Hills is a couple hundred houses on the hillside, small multifamily townhouse complex and a small strip mall.

RiverSong (Subdivision developer: Jayman)

The development is on the south side of the Bow east of Highway 22. Couple dozen of the ~900 units are built, the full subdivision will also include a number of houses at the bottom of the slope on the north side of the Bow (This was shot from across the river by the SLS Rec centre)

Nice shots Im eventually going to do the same with Airdrie when im not too busy.

Is this a full emergency centre, or more like the "urgency centre" that is the Sheldon Chumuir downtown?

More like Sheldon Chumir. Pretty much for people who broke an arm or need a couple stitches type of emergency. Main idea is to deal with the minor injuries here rather then transport them all into Calgary, since your almost guaranteed if you go to Calgary they have to take you all the way to the Peter Lougheed or Rockyview unless your about to die. It will have a 24 hour walk-in clinic, and should also end up housing the X-Ray clinic (what level of service though is still being debated following the private x-ray clinic in town closing their doors), a few doctors offices and possibly the mental health clinic as well.

I highly doubt that the 2nd POV project will ever get built. They have land out here in Airdrie for which there are absolutely no plans. Things kind of came to a standstill for them even before the market slumped.

Who owns the retail portion on the ground level of the Pointe at Cochrane? Is it POV or has it been turned over to the Condo Corp? Any interest from businesses in locating there? One would think that it would be a great location, being right next to that super shopping plaza and next to the library.

Not sure who still owns them, CBRE is the group thats trying to lease the bays. I'd suspect that the condo corp probably does though, the project has been completed for a couple years now. Personally I doubt those bays will ever be leased for anything long term and will just join the list of available retail space which keeps growing.
