FYI - The new District Attorney's Offices on State and 600 South are out to bid for construction (Big-D, Okland, Jacobsen). Bid due date is May 7th.

There is a small parcel of land, .07 acres, located at 153 W 900 S that is listed for sale by the RDA. I have some thoughts on the area, but would like to know other forumers thoughts on the potential for this and maybe surrounding parcels.

I like the design of the DA building even less now than I did when I first saw it. Can it be any more gray and brown?

Looked it up on Google Earth and noticed its half a block from a TRAX station.

Question is what is it zoned for?

The DA's Office renderings are atrocious! Maybe it's just my low blood sugar talking, but looking at it makes me feel sick. It wouldn't look so bad if it wasn't for that diagonal bend in the facade.

This is post-modernism at its worst!

Granted, the angles are pretty avant-garde, but seriously, this could be an iconic piece of future architecture added to Salt Lake's growing portfolio of impressive buildings. I'm going to say that the renderings are not doing it justice. I'm pretty excited about the prospect of this building in that location.

Also, I agree, it's about time they bury those damn power lines.

Seems like it's kind of a residential area with not a lot of significance retail or dining... You might be able to get some apartments with retail in the base.. It's seems like there is some land on both sides of the street.

I would love to see the freeway on/off ramp in the area slightly reconfigured to allow normal 2 way traffic on west temple without the diversion for southbound traffic.


What's your idea... You have probably thought about that area a lot more then me... But I would love to here what you have

It's zoned D-2 (Downtown Support), it is zoned up to 65', as a permitted use, taller as a conditional. I am thinking a purchase of the vacant lot to the west along with the three parcels to the south would be required to make it a feasible project. As for the development itself, a mix of market rate and affordable units, the other new rental units in the area are all affordable, I would like to add some market rate to the neighborhood, with retail on the ground floor. Parking would be accessed from the aley and be in back or under the second floor, with retail parking on the street in part of the large parking strip.

As has been mentioned there is no retail in the area to serve any of the residents, market rate or affordable. I think some retail on that corner would be a great idea and could really help to serve the neighborhood.

When I first caught a glimpse of the new DA's building I really hated it but honestly the more I look at it the more I like it. I think it will be great to have a truly interesting piece of architecture in the city. Certainly, there will be people on both sides of the fence but at least something is being built that creates some conversation about architecture in SLC. I'm excited to watch it rise out of the ground and clean up a section of State Street that could use some help.

On a sidenote, the powerlines really are awful. It also forced them to move the building away from the street along 600 South. The cost to bury just that block was in the millions. The county looked into it but decided the money could be better spent elsewhere on the project.

I like it the more I look at it too; I certainly wouldn't want every building built downtown to be in that same style, but I think it'll be an interesting addition. I'd rather have something controversial than another boring box.

Question: Is the developer at the mercy of the price the power company gives them? Can the developer shop the job to other subcontractors? Essentially...is this a racket?

If a developer wants power lines buried they do have to work with the power company as they are the owner of the electrical property and generally an easement underneath the lines. In most of the state it is Rocky Mountain Power but some cities in the state have their own power company i.e. Kaysville or Bountiful. The power company would not do the burying, it would be a contractor that does the work but it would have to completed according to the power company's standards. So yes they are at the mercy of the power company but from what I've seen power companies are rarely against burying power lines but they are not willing to pass the enormous costs involved onto their customers.

Thanks, I have always been curious if my assumption was accurate. One more... Can the power company dictate how far the line must be buried? For example, 'you need to go from 600 south to 300 south because that is where we (Rocky Mtn) have another underground connection.' Instead of going underground for just one block or just the frontage of the parcel in question. My example is purely hypothetical.

600 South doesn't have an underground line, its just one large eye soar through downtown.

Last year, instead of traveling back up to Idaho after spending time at my moms, I got a room at the Red Lion Hotel. The next morning I took my 2 daughters on a walk through Salt Lake and a ride on TRAX. I remember looking at the line and thought how nice it would be to have them underground. I know it would cost a lot to put them underground, but I think it would be well worth it.
