Simplot Foundation is to host open house about JUMP

Nearly two weeks after a decision to appeal Boise’s Design Review board vote on the JUMP, the Simplot Foundation is on an education tour for its proposed downtown development.

“We just want people to see the project, raise awareness about it, and get input from the community,” Project Director Maggie Soderberg said.

Team members will answer questions about Jack’s Urban Meeting Place during Boise’s First Thursday event on Nov. 4. A model of the project and PowerPoint presentation, along with comment cards and brochures will be available. The open house is scheduled from 5 to 9pm, in the Alaska Building at 1020 W. Main St. in Boise.

Design Review, on Oct. 13, denied the $70 million project by a 4-3 vote. On Oct. 21, the Simplot team decided to appeal to Boise’s Planning and Zoning commission for overriding approval. The appeal is scheduled on Dec. 13.

JUMP, a 7.5-acre project intended as a tribute to late industrialist and potato magnate J.R. Simplot, calls for a 50,000-square-foot foundation building, underground parking, park and amphitheater. Retail may also be incorporated into the development.

I'll be going!

I think they should go back to the original structure.. Given the fact the council is scared of trees in the park, why not go back to a nice building in it's place? That way you could also see the inner park at any height or angle..

On a side note the array of artistry in this city is impressive, but then Boise inspires creativity. Check out all of the activites in various downtown locations for First Thursday.

What are they discussing now? A one-story office building with a little park?

Boise P&Z approves Simplot JUMP project

Quote:
After more than two years of planning, hundreds of meetings, several hearings, a deadlock, a denial and an appeal, the Simplot family can finally move forward with turning one of Downtown Boise's largest vacant lots into Jack's Urban Meeting Place.

The Boise Planning and Zoning Commission on Monday night, unanimously voted to overturn a previous denial by the city's design review commission.

Located between Front and Myrtle streets and 9th and 11th streets, the project could create between 700 and 800 jobs during the construction phase, which is expected to take about two years, officials said.

Now that JUMP is officially a go I can't wait to see it built and how it turns out, regardless of any design issues I felt that needed to be addressed. This is incredibly more unique than a single, quarter block tower.

Yes it's in the statesman, but what layout did they finally approve? A round building and some trees?

As a downtown resident, I'm not complaining. Just think, in about 2 years sawtooth will be posting epic pics of goings on at JUMP.

As always though, the mainstream media is leaving out some details. The early, very early plans were to move the Discovery Center into the JUMP facility. What ever happened to that? Come on Truth Squad, get on it. My source on this is absolutely credible beyond a shadow of a doubt.

Though JUMP this isn't a high rise office or residential amenity it's still a cultural amenity which is probably every bit as important to urban cores.

Interesting tidbit from the Boise Weekly

Quote:
To counter Design Review’s arguments that JUMP is merely a parking garage without substantial proposed retail or mixed use components, the Simplot Foundation dropped a line familiar to P&Z of late: future phases. All aspects of the project—from the 26-foot-tall ceilings to the ramp-less, column-less, above-ground steel parking structure design—allow for future development.

“The flexibility is in place to convert spaces within these areas ... they’re designed to be retrofitted, converted to office, retail, whatever is required that the market demands later,” said Butler.

“There is a 100-foot section of land on Ninth Street for future development, an 80-foot section on Front Street, an 80-foot section on Myrtle Street,” said project director Maggie Soderberg. “The foundation building itself could actually be wrapped with another building ... if there was a need for that.”

Sounds like JUMP may get even more impressive in the future. I think a few mid rise office towers, say 7-10 stories, and restaurants would compliment the place very nicely.

And when they say 26 ft tall ceilings, does that mean each floor is 26 feet tall? 8 stories X 26 ft=208 feet....that can't be right, can it?? If so, that would be AWESOME

That would be just a bit taller than the capitol if I am right. How many stories is the capitol?

Whether or not future phases ever see reality, or if it has just become a tool for approval, I think the identified potential deserves a dancing banana.

Slightly off topic here, but I was reading the Mistakesman article on this and about a new J. Crew store coming to Boise, and in both cases made the mistake of reading some of the online comments below the articles. Do the folks who feel compelled to comment on these articles, which any normal person would consider positive signs for Boise, absolutely hate their lives? I mean, there could be an article saying Santa Claus is giving every citizen in Boise $1000, no strings attached, and one of those nutjobs would find fault with it? I just don't get it, if you don't like it here, make your situation better or GTFO.

Statesman, er, McClatchy is an MSM and like most MSMs, they still don't get the web. They outsourced their forum tech to Disqus and it's just horrible. Meanwhile, they could have built a forum like SSP using free phpBB software and about a $1000 of local coding labor. Hell, the could have just set up a sub-reddit for free and it would have been better than that Disqus thing. I wonder how much a month they pay to Disqus? Hey statesman employees, download some docs to a flash drive then upload them to wikileaks.

And it's horribly moderated. I hate forums that have invisible moderators that never interject to keep discussions civil.

Hey Cirrus, you should apply for the forum mod's job over at the Idaho Statesman.

Yes, those Statesman forums are a joke and trolled by bitter people who want Boise to be like it was 50 years ago. I read a few comments about the J Crew and just had to shake my head and hope those miserable people who comment at that site can find happiness somehow, someway. But back to JUMP, I really hope they have an ambitous timeline to demolish and start construction.

Yeah, hopefully this thing kicks off by spring, that would be great.

I have a couple friends who bitch about the lack of culture or activities in Boise and the valley, but they never leave their house, spend their free time smoking, err, 'tobacco', and watch TV/play video games. Seems like most of the folks who complain about Boise on the statesman online probably do the same...

I know a few people like that and the funny thing is they complain but then they are not into culture, the type of culture the Boise Philharmonic, Opera Idaho, or Ballet Idaho, TMP, the live acting companies, art galleries, poetry slams, and the live music Boise offers. (but then they get into BSU football in a big way...sorry that is not culture people). I ask them what kind of culture are they looking for and then I get blank stares Ironic thing is Boise has a lot more culture to offer for being a smaller city than a few larger cities I have lived in. Checking out Boise's weekly culture/activity section in the Boise Weekly should put anyones doubt to rest.

So..........is that little tiny miniscule attorney buliding on the corner of 9th and Myrtle still going to be saved from destruction or has that office finally decided to locate somewhere else downtown? Anyone know?

JUMP moving forward; must complete application with ACHD

Construction preparations for Jack’s Urban Meeting Place are moving forward.

The Simplots must complete an application process required by the Ada County Highway District that addresses potential access or land issues near where JUMP would be built between 9th and 11th streets in downtown Boise. The process includes inviting property owners within 300 feet of the construction site to a meeting, and also completing a multi-page application that must be submitted to ACHD for consideration.

Also called a “vacation” of public right-of-way application, it refers to the acquisition of unopened or unused public areas that ACHD had determined is no longer necessary for use, said ACHD spokeswoman Christine Myron.

“Ultimately, the ACHD Commission will determine whether or not to approve the requested vacation,” Myron said. “The applicant is also required to have the area appraised and if approved, pay fair market value for the portion(s) of right-of-way.”

In an email, JUMP project manager Mark Bowen said property owners located outside the 300-foot radius are also welcome to attend the meeting, comment on the proposed right-of-way changes and review the 7.5-acre site slated for development.

In December, Boise’s Planning and Zoning Commission approved construction of the $70 million project intended as a tribute to late potato magnate and industrialist J.R. Simplot.

The meeting is at 6 p.m., Jan. 26, at the JUMP project office at 999 Main St. in Boise.
