Does anyone remember the discussion about the Promontory name and how some of the realtors that I had talked to wanted it to be named "99 West"?

I know I thought the name sounded much more cosmopolitan as did many of you, if I recall correctly. Well I went on the City Creek Living site today and what do you know, they have rebranded the tower to 99 West

So, I heard this rumor that HOA fees at City Creek are insane. .77 per square foot. That would be 800 bucks a month for a 1000 sq foot condo. Is this true? That is absolutely ridiculous if so. Could explain the slow sales numbers...

I won't say that's not high- but I am the HOA pres. of my community of 50 homes and our HOA fee is $165/month and that just pays for exterior maintenance, lawn care, the pool/clubhouse and water/sewer/garbage/cable. Even that seems high, but it really costs that much to maintain and pay for everything.

For that reason it isn't too shocking to me that a high-end condo would have a much higher HOA fee considering all of the amenities and the expensive nature of everything that is included. A condo HOA pays for insurance, many utilities, lots of common space (you usually only actually own your condo from the paint in, the rest of the building and structure are insured and maintained by the HOA) They are also probably paying a lot of professional staff, security people, etc.

I have a friend at the The Regent and he pays $.30 a square foot.

I'm guessing they get cable, security, common area cleaning, exterior window washing access to the pool, just to name a few.

Also parking, gym membership...blah,blah. Parking here in Central L.A. complexes alone costs at least 100 or more per month, and it's often pretty substandard. Gym membership montly dues at that kind of club here in Central L.A. would be enormous.

Well, this isn't LA, so can't make that comparison..

I thought parking was not included? Am I off?

As a resident of the Regent, I can tell you that I pay about .29/sq. foot in HOA dues. This includes all building maintenance, water, garbage, heat, parking, use of amenities (pool & fitness center), and high speed internet. The only thing I pay outside of my HOA is electricity which runs $40/month. Overall, I am saving a ton over all my expenses that I had in my single family home (gas, electrictity, water, sewer etc).

Nice! Are there any storage closet options available?

I'm giving serious consideration to that building. My big issue is that I have a cat and they don't allow pets. I can understand not wanting noisy dogs.. But a cat?? Come on!

I know West Elm is already under construction. It is located between the main entrance and the Forever 21 Entrance on Main. Another Main St store front, I like it.

Each unit comes with a separate storage closet. Mine is located in a secure area near where I park.
