The proposed development includes one (1) five-storey retirement home and residential care facility building (103 independent units & 17 assisted care units), and two (2) twelve-storey residential buildings having a combined total of 282 units. A total of 369 parking spaces are proposed.

I'm worried a non-retail building filled with people will destroy the character of the field of parking lots that is Merivale Road. Expect to hear a lot about this abomination. In fact, check Ken Grey tomorrow to see if the Extremification Scourge has moved to quaint Merivale Village.

There should be no reason that this doesn't get approved! Already fairly high density area, near rapid transit routes, high rise buildings already surround this area. The only real complaint should be the "increased traffic" but seriously... Merivale is already congested at all times of the day so this won't really make much of a difference. Plus... residents of this building have the ability to walk to multiple grocery stores (Metro, Farm Boy), shops, and restaurants. I wouldn't even mind seeing these two buildings at 15-17 stories each!

Also... does anyone know if these are going to be rental apartments? I would like to see more rentals in this area.

I would hope there would be some rental component to them, given the area and the fact people looking for a ritzy condo have ample opportunity in places that aren't Merivale Road.

Maybe this is like the development proposed for Baseline Road not long ago. Either way, it would be good to have density on this empty lot and break up the 'streetscape' of Merivale.

what "Rapid Transit"? as you say, Merivale is already congested, and the bus just crawls along with all of the other suckers driving from one parking lot to another parking lot.

Note that I'm not arguing against developing this lot with a lot of density! I've always thought Merivale would be a good corridor for Tram/LRT (to Carling and on, or turning up Holland right to Brooke Claxton), maybe development like this will help us get there in the 22nd Century?

yes my thoughts exactly! let's fill every vacant lot within the greenbelt with corner to corner twin tower developments! screw height, we like shadows and wind tunnels. screw parks, public spaces, and density! we want more twin and triple towers!!

So I guess the idea of slowly "mainstreeting" Merivale in increments is dead, dead, dead?

What is this city's obsession with ginormous setbacks?

Empty open space breeds joy and flowers.

And it's beautiful in the winter - you can tell wind direction by watching white whirlwinds of snow dance across the landscape towards sidewalks and bus stops.

That is correct. I think the density is not an issue. An option is to leave that alone, but put a small-scale retail area in the front instead of that parkland.

Seriously, why is it so hard for architects in this city to put the entrances to Things in the places were thousands of years of conditioning have led human beings to expect those entrances to be?

There are way too many buildings with their asses to the street.

1687 Merivale Road represents another large transaction. The 3.5-acre parcel was purchased by Claridge Homes (1693 Merivale Phase 1) Inc. from Toys R Us (Canada) Ltd. for $3,750,000 or $23/sf. It is reported the purchaser intends to develop the property with condominium apartment buildings as well as a retirement home.
