So far they have just continued replacing windows around the front of the existing structure so that job is just about completed. No other construction on the roof or rear wings or ground floor has begun yet.

They've started putting up structural steel on the roof!

I saw it today. No question that is new construction on the roof but still very preliminary, just a few pieces of steel so far. When it looks like something I will take pictures

Here are some updates all, Long time follower first time poster. I work right around the corner from both 2040 Market and the new project at 22nd and Chestnut. So ill be posting photo updates fairly regularly.

I think I was referencing the State Office Building. This used to be the AAA Regional Offices and was built ca. 1974 in a Brutalist style.

Yes, from what I saw it looks like the pieces they are putting up are likely cantilevers between the original building's structural members and those of the new superstructure (although that is merely a guess).

What's happening is best seen some distance away--it would be nice if somebody who worked at 2 Commerce Plaza across the street could photograph the roof over there.

Steels going up, you can see it from ground level at 23rd and Market. I'll grab pictures a little later.

yes that is exactly what they are doing, redoing the plaza. Glad to see steel rising at 2040 Market. All we need now is for Brandywine to get their act together and give us something at 20th and Market. Fingers crossed for a hotel residential mixed use skyscraper

What's up with that?
1. It was beautiful as it was IMO.
2. What ever they are doing seems like it's taking forever.

Yeah that's a good assumption.

As for 2040, I wish we could get someone with a view of the roof to see what exactly is going on up there. Glad this one is going quickly.

Today Friday a portion of the 7th floor is framed in. By the time I remember to bring the camera they will be up to 13.

I came back with the camera Saturday afternoon. It looks like all of the 6th and a portion of the 7th are framed in.

There's an article in PBJ talking about the Commerce Square renovations -- the print edition had a couple small renders (can't find them online though), the changes look pretty interesting and modern.

To sum up:

- The fountain will be rebuilt
- new furniture, umbrellas and landscaping will be put in
- a 22-foot by 20-foot “media wall,” or large television screen, will cover a portion of a wall that will have content rotating on it
- “The themes to this upgrade is to better engage the street with the public space"
- two illuminated 42-foot pylons will jut up and create an entry way on Market Street into the courtyard
- landlord seeking to put a 'destination' restaurant in one of the vacant spaces in the courtyard

Basically they realize how many residential units are coming to the area and are trying to make the courtyard more publicly accessible and have activity going on not just during business hours.
