This new mixed use development includes 26,000 SF of ground level retail and second-floor office space on a prominent corner in downtown Philadelphia. The upper floors house 236 one- and two-bedroom units which have been designed to maximize views of the city. As a benefit to the residents and the neighbors, green roofs and landscaped courtyards complete the vision for this former vacant site. The building will rise 14 floors at its highest point at 162 feet. The building will sit on top of a 2 story underground parking garage.

Sorry folks I think this is a total waste of space for a prime area -- there should be an office building there to keep expanding the skyline west. Even a 30 story building would be nice. But I'll take what I can get.

We'll never get a 30 story tower there as long as the Kennedy House is there... that place is filled with NIMBY's. This project was proposed taller but the NIMBY's threw a hissy-fit. Unfortunately this is the tallest we will get at this lot.

I agree with you. This is a total waste of space considering the fact that the next lot to the east was approved for a 1500ft tower.

Yes, I think it could be taller. Stupid NIMBYs...

No, no new office space is getting built at this point. Available supply has to be lower, and rents higher, before such new space on a major scale can be justified.

Well its true they're not building office space right now. And I totally forgot about the NIMBY's in the Kennedy House. They routinely thwart anything from happening down that way. I still think its a waste of space but I guess this is what we're gonna get. I suppose its better than a parking lot. Of course, maybe they could knock down the Kennedy House and build two 1,000 foot twin towers. Yeah, that's it -- take the wrecking ball to the Kennedy House. It looks like a Moscow apartment block anyway. Ugh I hate to see a nice spot like that have crap built on it.

I agree... knock down the kennedy house and give us two taller buildings!

Hey Summers, that's great news. Can you give us a definite on when we will see digging. I walk by there daily and I am counting the days until I don't have to look at that gravel pit backed by the ugliest parking garage in the entire city.

Not sure... haven't heard anything. The NIMBY's in the Kennedy House were the only thing holding this project back. Now that they're out of the way this project could begin any day.

There is some activity on the lot. Backhoe is tearing up the surface and construction fencing in place. This one looks like its about to get underway.

An update on this from the biz journal... construction has started and is expected to reach completion by the end of 2013 or the beginning of 2014

The design is good, but the height isn't all that and pretty disappointing in comparison to the other residential buildings. Hopefully more buildings can be erected which can blend w/ out current high-rises plus the ACC come back in some shape or form, as long as the height stays the same or even higher!!!!!

Walked over there today. The site is still dominated by one lonely guy in a tiny little bulldozer pushing around dirt and rocks. Anyone have any info? Oh, and there are some hay bales too.
