Ce projet de 18 étages situé à Montréal, soit à l’intersection du boulevard René-Lévesque et de la rue de la Montagne, accueillera les bureaux montréalais de TELUS et offrira un nombre équivalent d’espaces de bureaux locatifs. Le projet s’est développé en partenariat avec Groupe Mach, Ecosystem et Pomerleau et est basé sur une approche globale et multidisciplinaire où architectes, ingénieurs et constructeurs travaillent de concert dès la phase embryonnaire du projet, et ce, afin d’assurer la synergie des différents systèmes. Cette approche innovatrice permet à terme de réduire les impacts sur l’environnement menant à un niveau d’accréditation LEED OR et ainsi assurer un niveau de qualité supérieure.

Notre approche a permis à la maison mère de traduire l’identité d’entreprise de Telus. Également, ce projet nous a permis de démontrer notre approche soutenue quant au développement durable. Du point de vue conceptuel, le projet s’inspire librement des caractéristiques symboliques, physiques et écologiques de l’arbre. Ainsi, le projet s’enracine sur le site et développe des connexions avec le quartier environnant. Le tronc, véritable noyau du projet, permet la circulation de tous les éléments nutritifs du système : employées, air, eau et énergie. Les « PODs », l’élément distinctif du projet, agissent telles des branches en connectant les individus sur différents étages. Catalyseur de rencontres informelles, le « POD » est également l’endroit où se déploient nos mécanismes environnementaux. Finalement, la canopée (toiture) agit comme une plateforme multifonctionnelle regroupant les dispositifs environnementaux actifs du projet.

L’approche développée repose sur les trois volets fondamentaux du développement durable dans sa définition la plus large soit l’économie, le social et l’environnemental.

Économie : Par l’intégration d’environnements de qualité, de lumière naturelle abondante, d’une qualité d’air accrue et de la ventilation naturelle, notre proposition vise à d’augmenter la productivité et le confort des employés accroissant le bien-être et la productivité des employés.

Social : Ce projet privé incorpore une composante communautaire par l’implantation d’une généreuse agora au rez-de-chaussée qui serait potentiellement offerte aux organismes communautaires et aux associations à but non lucratif, dont les objectifs correspondent à l’image écoresponsable de TELUS. De plus, les « PODs », un élément distinctif de notre design, proposent des lieux de socialisation et de détente pour les employés afin d’augmenter le sentiment d’appartenance à l’entreprise et indirectement la rétention de la main d’œuvre.

Environnemental : Dans ce projet LEED OR, les « PODs », composante clé de notre approche durable, proposent une série de dispositifs alliant mur végétal, végétation luxuriante, fenestration abondante, ventilation naturelle, utilisation importante de bois certifié, bornes de compostage et recyclage, etc. Il s’agit ni plus ni moins des poumons verts du projet, des espaces pivots d’une conscientisation environnementale grandissante. Finalement, la toiture innovatrice du projet agit telle une canopée d’un arbre en captant les rayons solaires et en collectant les eaux de pluie en plus d’offrir la plateforme aux télécommunications, alors que les « racines » du bâtiment encouragent le transport actif et l’agriculture urbaine.

Interesting. Telus are also building a brand new HQ in downtown Vancouver and the overall design seems pretty similar. I like how they're trying to really reflect their corporate identity through the design of their main office buildings, a nice change from the temples of blandness that are most other telco office plexes (Bell HQ is especially bad in this respect).

I hope they connect it to the metro if this gets done.

How will this affect the fate of Louis-Hippolyte Lafontaine house shown? I thought there was some sort of a heritage issue with this building.

Thread should be re-named to Telus Tower - Ilot Overdale because people might get mixed up with the one that's already up.

Almost just goes without saying . Still, with the other office projects going on in Montreal, I'm just happy to see that there is still enough demand for such a beautiful and significant building to be built in an area that would be so monumentally improved by its presence. Such a creative design, love the way they incorporated the word "Telus" into the design of the building, I've never seen that before on a modern office tower.

I like it. It also gets rid of one of that hideous single storey Brochettes place that looks like it belongs on Taschereau in Longueuil...

Having said that, I think this building would look cooler in the eastern part of downtown or the Quartier des Spectacles.

^completely agree about it being placed out east. The empty lot on Ste-Catherine across from the Metropolis would have been a perfect spot. Though I don't dis-approve of the current location, I believe it could have been used to liven up the QDS, which is quite drab looking at the moment. I even see this tower fitting in well on the empty lot corner of Maisonneuve and Bluery adjacent to the place des festivals.

This one is already dead! Although something else (2*30 storey+ towers) will be proposed for this site in the near future!

Hopefully someone will salvage the design and place it instead in the quartier des spectacles, where it will fit in better too.

It seeems to me that the rendering on page 8 of Les Affaires is the same project (same site and general look) but without the Telus marking on the building.
