The City of Leduc is evacuating a high-end condo complex one year after residents moved in because the building is no longer safe.

The Leduc Fire Department issued a fire safety code order Wednesday to residents of the Bellavera Green Condo Complex to leave by Mar. 31st due to critical life-safety concerns.

“The safety of these residents is our number one priority,” said fire chief Ernie Polsom. “This order was issued after numerous, serious Alberta Fire and Building Code violations were revealed, yet were left unaddressed by the building owners.”

The 80-unit luxury complex at 6201 Grant MacEwan Boulevard houses about 150 people.

The owner of this project, Kevin Frederick, has had several legal issues including forging and fraud with various other projects. I have heard the CBC Radio News report, but can't get the article which lists all his legal troubles. Some of them are pretty fantastic, such as the forging of a name to purchase Chateau Lacombe for 32 million in 2010.

A government committee identified problems with Alberta’s residential construction practices and lax inspection regime three years ago, but critics say the committee’s recommendations have never been acted on.

The committee, led by Edmonton Conservative MLA Thomas Lukaszuk, issued a report in December 2008 which found Alberta’s system of construction and inspection "is not performing adequately to protect the home or condominium owner."

Liberal housing critical Hugh Macdonald said, “the government has to quit pretending this is not a problem. Surely they can review Mr. Lukaszuk’s report from 2008 because this has gone on and on."

Wow, after reading the CBC article on this guy, how is he not in jail?

As sfor the condo building, this just goes to show that you have to do you homework on the developer before you buy into their buildings. Just by the look of this building I would be extremely nervous, it looks cheap and crappy.

I feel for this people, but I must have a horseshoe in my ass, as this is the second time in a year that I dodged a bad situation by renting one of these dumps!

I moved to Ft Mac last year, and was going to sign a lease to rent in Penhorwood, but the owner was a little slow on providing the lease so we chose another place. And, in October I moved to Leduc, and was set on renting a unit at this place, but was convinced by the wife to sign on to another place just down the street.

It's disgusting that this is allowed to happen. Even the building that we are in less than 5 years old, and it is already sagging on both sides (cracks in walls and ceilings from shifting) and just walking around the place, I don't feel overly safe. How are these dodgy structures being approved???
