Why the slamming of Vancouver? I don't agree with the BC Place casino decision, but to say this wouldn't fly in Vancouver because of politics is stupid.

It wouldn't fly because land values are so much higher in Vancouver. It wouldn't be profitable.

As it stands I don't take this development proposal any more seriously than the transit fantasies thread. As in: "that looks cool, but would never happen".

well i drove up no.3 road earlier and noticed a couple rezoning applications. one is at the NW corner of no.3 & bridgeport. not sure if this is part of the proposed development, but it might be an indication that this project is more than just a vision at this point.

also another rezoning application at NW corner of no.3 rd & capstan (across the street from the concord pacific showroom). the site extends all the way to corvette way (where the westin is) and north to (but not including) the comfort inn. drove by fast but it calls for 600+ units residential.

yet another rezoning application kitty corner to aberdeen mall at the NE corner of hazelbridge and cambie. this site is currently a small parking lot + and bunch of overgrown trees.

if anyone knows where to find the information for current rezoning applications in richmond it would be appreciated!

The proposed application provides for an amendment to Zoning Bylaw 8500 to rezone the subject site from Light Industrial (IL) to a comprehensive development zone to facilitate a multi-phase development of up to 4 million square feet of floor space located on 9.29 ha.of land and approximately 6.0 ha. of foreshore area as shown on the adjacent map. The proposed development will include a network of streets and walkways and land and foreshore parcels that include retail, entertainment, office, hotel, conference centre and public park uses. YUANHENG SEASIDE DEVELOPMENTS LTD has applied to the City of Richmond for permission to rezone 3211/31/91/3311/31/51 No 3 Rd & 8151 Capstan Way from Auto-Oriented Commercial (CA) to Residential/Limited Commerical (RCL4) in order to permit a comprehensive mixed use development consisting of approximately 628 residential units, 220 hotel rooms and associated commercial space.

Ah yes, the common sense of Richmond. Banishing businesses and jobs from the central part of the city, while simultaneously throwing off residential development into far corners of the municipality(Fantasy Gardens, Riverport, etc.) I particularly like the idea of simultaneously pitching high-end retail and ludicrously claiming that type clientele will be all be leaving the Lexus at home and taking transit there.

I thought it always made sense to buy a big chunk of land and up zone it to sell it for profit. Its hard enough to get a city to rezone land but when you can assemble enough of it and propose a offer that the city cant refuse then your laughing. The city sets a precedent and rezones the land. Voila your land goes up 10 times in price and all you have to do is sell to make your money.

Don't recall anywhere in the proposal whereby they were "banishing" anything from anywhere. They are simply adding to their city by extending their entertainment/commercial zone by the waterfront. That whole area is scheduled to be redeveloped right up to YVR which will only increase the employment levels in the city. Perhaps they should leave the empty fields and cement plant that currently are located near the new $2 billion+ rapid transit line. A pox on them for wanting to surround their transit stations with as much diverse uses as they have planned; for not only that area, but all along No.3 road as well. Perhaps they should use Vancouver wisdom of turning their commercial area into a sleepy residential community. As for the transit claim, yes they do know full well that their preferred clientele won't be taking transit there, but they have to make such claims to make nice with the greenies.

Nothing's going to happen for a while considering the night market will be there for the next year and the year after. Also, I doubt something as big as that will start anytime soon.
