Maybe we need a Greenbro to fabricate a new tallest. That'll be good for a few pages of discussion until the deceit is discovered and the poster is banned. Who wants to volunteer?

Having been out and about in the city this afternoon I can tell you that there are definitely some projects making some progress that I saw:

1. IHC clinic on 400 South looks great and is moving quickly. The strong corner presence is great.
2. The Eastside Apartments and Broadway Apartments on 600 East and 300 South are moving along. The Broadway Apartments have not only topped out but the brick is almost completely installed.
3. The apartments at 644 W. North Temple have a permit and have begun work. As you probably remember there was already a foundation installed a few years back but the original developer went bankrupt. They are working to find which parts of the foundation are able to be used.
4. The housing project on State Street doesn't look like much has happened since the initial demolition but there has been lots of interior demolition happening in the other buildings. There is lots of asbestos in all of the buildings that has to be safely removed prior to demolition.

Also there has been talk around City Hall about a few proposed projects. There aren't any real details I can share but one would be on the old Utah Paperbox property south of Energy Solutions Arena and the other is on the southeast corner of 100 South 200 East. Not a lot of details yet but at least people are in talking about projects.

There's a few things to talk/think about.

Plus work continues on the two bigger projects currently under construction. Glass is up on part of 2 stories of the Federal Courthouse and the Public Safety Building is seeing more and more steel. I think both of these are going to look great when they're finished.

There is also some site work happening on the apartments on south temple accross from the Cathedral. With summer upon us, i think more and more construction will start. Does anybody know the status of the apartments directly west of the Gateway?

My guess for Utah Paperbox would be a hotel. I really hope this isn't a 3-8 story mid rise that takes up the remainder of that block, the north side in particular needs to be minimum of 15 stories, taller preferable, IMO. Some of it can be 5-10 but at least something 15 or over needs to go there, that is why I would like to see a hotel.

I would like to see the block broken up, at least a little bit, with a street that cuts through from east to west just south of the power sub station extending east to 300 W, maybe even a n/s street from 100 S down to the new e/w street. With the newly remodled WG lofts I don't see that a full n/s street could be accomplished, unless they moved the WG Lofts parking behind the building. If nothing else I would at least like to see the e/w road, and a significant n/s pedestrian walkway.


As for the SE corner of 100 S and 200 E, I would guess a residential building. Again I would like to see something taller than 8 stories. While I know we need affordable housing, I would like to see another market rate apartment building go up, it's obvious we need one downtown, see City Creek Landing and Season rental % for proof of that. Maybe something 5-10 stories, sleak and skinny.

UTPlanner, please correct me if I'm wrong, but I believe the Paperbox property was purchased by RDA a few years ago. So if it's being developed them, I'd expect maybe more Artspaces, or housing of that nature. I'd love to see some density on that block, and have it broken up a bit, as Futuremayor said. It's such a great area now, for living, working or for entertainment/culture.

You are correct, the RDA bought the Utah Paperbox parcel, but that is sort of an odd property. It runs the entire width of the block, east to west, but is only 160 feet wide north to south. The vacant building on the ne corner of the block and the lots surrounding it are owned by EA investments.

Should be interesting to see if it's the RDA parcel or the privately owned parcels that are being talked about?

Regarding the Paperbox property, I believe there was an announcement in the paper that the W Hotel chain was interested in building one of their hotels there.

Regarding the property on 100s. and 200 E., I was hoping that it was the NW corner where Cowboy Properties proposed housing is. They've stalled on that forever. But, now that the vacancy rate for apartments at City Creek are full, maybe they are ready to build. I certainly hope so. That would help that stretch of the street with the new Harmons there. That street is a ghost town without Harmon's there.

Btw, thanks UTPlanner for giving us some tidbits of info to speculate on!

That's true, the Harmons really has helped to make that a very cool area. Social Hall Ave is actually kind of cool, happening place now. I've spent a lot of time down there (my lady and I frequent the gellato shop in there). I think Cowboy Properties would want to get going on that right away. I hope they don't scale down the proposal, vague though it is. The demand for apartments is sky-high right now, especially downtown, and CCC showed that goes for market-rate as well.

Ok.. So it sounds like there will be a new apartment building going up on 400 north just west of the railroad track.

I know Somone who's house is going to be demolished because of it... No details other then at :/

I debated on putting this in the City Creek thread, but felt that it was more appropriate here. Plus I don't think that it has been discussed yet. Even though it's not really development news, I think it's relevant to the forum.

The RDA does own the former Utah Paperbox Company property so any real proposal will go through a public process. The RDA does not have to see its properties develop as residential. If the RDA grants loans to developers outside of an actual RDA district it has to be a residential property. I do not think that the current talks on the paperbox property is for residential.

Somebody asked earlier about the apartments west of The Gateway. They are fully approved in the eyes of the city. As soon as they pay for the permit they could start construction.

I also don't think that you will see anything happening on the NW corner of 100 South and 200 East any time soon. Cowboy Partners has never owned the property, City Creek Reserve Inc., (LDS Church) still owns it and from what I've heard they do not want to see rental housing on the property. That's what I've heard but you know how rumors fly around so I would take it with a grain of salt.

I remember somebody mentioning the WTC tower a while back. I think they said that a large "globe statue" was going to be installed on the plaza as well.

Speaking of the Utah Paperbox property, this is what I would like to see happen on the northern portion of that block.

The e/w parcel that is currently owned by the RDA could be converted into a small mid block street with large sidewalks, maybe even just a one way. Lining that street would be some new residential units with ground floor retail. Place a tall Hotel possibly a W on the NE corner of the block and mid block from 100 S to the new e/w street put in another new street, that possibly closes to traffic during the summer to allow for outside dining options.

Please excuse the crudeness of the rendering, but I was able to do it quickly and get my overall point across. ESA is the solid parcel to the north. Red is a hotel, preferable 25 stories plus, but at least 20. Dark grey are the new streets. Blue is mixed use retail on the ground floor and residential on the upper floors, anywhere between 3-8 stories tall. Purplish could be a new office tower, maybe residential, or even another hotel, it is close to the convention center, either way I would say 15-20 stories would be ideal. The drawing also shows the ability to connect the new streets to 200 S with a pedestrian connection through a break in the buildings.




I see new streets, particulary the n/s portion looking something like East 4th in Cleveland. ESA would obviously be a huge focal point on the north end. The below street is open to one way traffic in the winter.

Yeah, from what I've heard from RDA staff there aren't any immediate plans for the Paperbox site; they've got their hands full right now.

As a side note, as I understand it, the "city-wide housing" fund allows the RDA to fund certain income-restricted residential projects but RDA preference for projects within designated RDA project areas is commercial of some type, or at least mixed-use. That's because the RDA only gets tax-increment financing from commercial parcels---residential parcels generate no income for future RDA developments.

Salt Palace flips switch on 6,006 solar panels

SALT LAKE CITY — Effective Thursday, thousands of solar panels are reducing the Salt Palace electric bill by about 20 percent in the culmination of a project that started over four years ago.

"It's the largest rooftop solar project in Utah, and one of the largest in the United States," said Salt Lake County Mayor Peter Corroon.

It produces 1.65 megawatts of power from the Sun. That amount of electricity can meet the needs of 250 homes every year.

I would never have guessed that the Auerback building was still there. I would have to admit that for a re-facade it looks the best. Still would prefer the older look than the new one.
