I don't think it's that rare. Black middle class flight from Detroit to exurban Wayne and Macomb Counties, Michigan is probably what it typically looks like. There is a similar type of displacement in South Jersey too -- mainly the exurban areas between Atlantic City and Philly.

The data for property prices and income levels hasn't been released yet, so this guy used the percentage of whites as a proxy (because racial data is available).

It's not a perfect method but will be highly correlated in American cities.

The towns that is happening in exurban Philly and next to AC are not getting wealthier the demographics are just changing. Maybe, Franklinville could possibly meet that criteria but I do not think Bridgeton, Glassboro, Lindenwold, Millville, Pleasantville, West Atco, Winslow, Waterford, and others are really getting much wealthier just the demographics have changed.

In addition in light of the housing meltdown over the past 5 years or so that would likely be an exceedingly difficult if not impossible yardstick to use as an indicator.

the Brooklyn Zip Codes

11205 ten years ago there were almost no Chasidiem south of Flushing AVe now it's mostly chasdich
11206 also became much much more chasdich till Flushing Ave

11237 and 11238 is due to gentrification

according to the federation there was a increase of 115,000 Orthodox Jews in NYC, LI and Westchester from 2002-2011

many of the "gentrifiers" in 2 of those zip codes speak yiddish as a first language, never went to college, wear black hats or wigs, and are poorer then the people their replacing.

I live in Chattanooga near the zip code listed, and I think it is way more a matter of new housing units actually becoming available more than anything. The whole downtown area here has seen an explosion of housing development in what was major industrial districts. This has begun to push out those with lower incomes, no matter what their race. It is becoming a nice area for young people and families.

I've always thought per-capita income was a poor measure of wealth because it get diluted by children so much in heavily family-oriented places. A single guy living alone earning $75k/year will make a place appear wealthier than a couple with a joint income of $200,000 year and two kids.

In neighborhoods where the white preponderance is dropping, does this automatically imply slumification?

People are trying way too hard to be politically correct in this thread.

If the data shows that an urban census tract, with a sizeable population (say 10,000 people) has gone from 20% white to 50% white in a decade, it's a pretty fair assumption that it's gentrifying.

concomitant variation is but one of three conditions necessary for establishing causation. I am not even sure that this is achieved given effect sizes.

We're not even talking about a causal relationship here. And no one is saying that an increasing proportion of whites is a foolproof indicator that gentrification is occuring.

I'm just saying, and the author of the original article is saying, that an increase in whites and gentrification are coincidental more often than not, and thus one provides a useful (though inexact) proxy for the other.

In other words, I think the following statement (if the first part is true) is fair: "There was a big increase in white residents in that area, so it's probably gentrifying."

That's essentially true if the population is low, not an issue with the places I have reported. Per capita income also includes all income sources, including interest/gains income. I believe it to be a more reliable source to measure wealth as long as the population of a place is > 1000 people. So if you have
a place with 1000 people and the total income for the place is $190,000,000 and there are 400 households, with 300 households making $150,000/yr and 100 households making $1,450,000

Median Household Income: $150,000

Per Capita Income: $190,000

Second location has the same total income but, 250 households make $75,000/yr and 150 households make $1,142,000/yr. The following results.

Median Household Income: $75,000

Per Capita Income: $190,000

Which number better represents the wealth of both of these places?
