Someone reliable on mtlurb said that the hotel could be a Conrad (luxury 5 star hotel). We'll see...

It's pure speculation, nothing reliable at all.

Oh my god do I hope the real estate market holds up long enough for this to get built! Along with ICONE, this is my favourite of the new proposals.

I said the guy was reliable not his information... I said: "the hotel could be a Conrad..." not "will be a Conrad".

Maybe you prefer this: The hotel might be a Conrad.

L'Avenue - 50 Floors

This thread is going to need to get its title corrected.

MONTREAL, July 4, 2012 /CNW Telbec/ - Broccolini unveils L'Avenue, a 50-storey, mixed-use residential development located directly across from the Centre Bell in the heart of downtown Montreal. Slated to be the tallest residential building of the city, L'Avenue, is situated on avenue des Canadiens-de-Montréal, with unparalleled views of Montreal's panorama.

L'Avenue will be one of the most recognizable silhouettes in the Montreal skyline. The residential tower will be composed of three sculpted rectilinear volumes. The podium will allow for potential retail, restaurant and hotel opportunities and will add architectural excitement to the highly animated public realm of Avenue Des Canadiens.

In February 2012, Broccolini, in partnership with Carttera Private Equities, purchased the development site for $14.1M. The total project investment represents approximately $200M.

« Broccolini is proud to invest in this unique residential, mixed-use development. L'Avenue is certain to transform the urban landscape and reflect Montréal's international image: modern and cutting-edge. Bringing new vitality to this sector of the city, we are convinced L'Avenue will become a symbol of Montréal» said M. Anthony Broccolini, Managing Director at Broccolini, who is responsible for the L'Avenue project.

The L'Avenue presentation gallery opens its doors in early Fall 2012 and will showcase a full model suite. The 350 residences of L'AVENUE range from 500 to 1,500 sq. ft. and prices start in the mid $200's.

About Broccolini
Established more than 60 years ago, Broccolini is a leader in the construction and development of real estate services. The company serves the residential, commercial and industrial markets in Québec and Ontario. Broccolini has built its reputation in establishing solid and long-lasting relationships with its clients. I like it, it is a complete departure from our average proposals. Thanks for the scoop!

I updated the floors and put in a placeholder height of 150 M until more information comes out.

Thanks. Also, the name is L'Avenue rather than Tour Broccolini.

The tower reminds me of a scale down version of Aura College Park tower in Toronto. It has a similar podium built, a similar layout of its zones. I am really pleased with this announcement.

What do you guys think?

I don't really see the similarities, and I much prefer Aura!

As for the height, I wager that it'll be 175m.

Broccolini is saying that the tower could be as tall as 57 floors. That would put min. possible height in that scenario at 171m conservatively estimating 3m per floor.

If it had the same floor heights as Altitude we'd be looking at a building close to 215m tall. (~3.75/fl)

Realistically I'd say this building would be between 160m (50*3.2) and 195m (57*~3.4)

Residential buildings can easily go as low as 2.75M per floor so I wouldnt say 3.0M is conservative so much as average.

I would imagine this building will end up somewhere between 145-165M depending on how many floors it ends up with.

^Do upmarket buildings go as low as 2.75m? For Montreal's market this project seems to be reasonably high end. 9ft high ceilings seem to be quite common in Montreal condo projects.

No that would certainly be more rare but it can happen.

The Ritz Carlton building in Van is looking like 188 M and 67 floors so 2.8M/floor, and that building won't be cheap.

Wow, that's quite surprising. I would have thought that a 67 floor Ritz would be over 200m. Is Vancouver imposing a height limit on them (and is Ritz using smaller floor heights to fit in a few extra floors?)

This could be a stunner but it really depends on the execution of the darker cladding (which is pretty ambiguous in the renders) The glass crystal protruding from the podium seems like a rip off shangri-la though. I really like the indentation on the podium though. Nice touch.

I think Montreal would benefit from a clean substantially tall "filler" tower like this. It's like a combination of Bell Lightbox and Ritz Carlton minus the mullion caps
