Huge, Contaminated Greenpoint Factory Finally Sells to Developers, 400 Apartments Planned

The former Harte & Co. plastics factory at 280 Franklin Street in Greenpoint finally sold last week for $23,250,000, after two years in contract. The deal includes 10 separate properties along Clay and Dupont Streets that were part of the long-vacant factory complex, according to public records. The buyer is Williamsburg-based Dupont Street Developers LLC, but the signatory on the mortgage documents is a developer named Bo Jin Zhu, as The Real Deal noted last week. His company owns 29 Ryerson Street in Clinton Hill and has purchased development sites in Harlem and the Lower East Side.

Preservationists have spent years trying to save the 31,000-square-foot main factory building, a 1930s Arte Moderne structure with a unique curved facade. But the seller, Nuhart & Co., allowed underground storage tanks full of toxic chemicals to leak into the soil and groundwater, and the state declared it a Superfund site. The company made vinyl siding and sheeting at the factory for over 20 years before moving its operations out of the building in 2004. It will cost just under $10,000,000 to remediate the large property, the Brooklyn Eagle reported.

After cleaning up the site, Zhu’s development team plans to build a 400-unit apartment building with 200 parking spaces, according to the Eagle. They hope to build affordable and market-rate apartments, community facilities, and possibly a grocery store on the site. With affordable housing bonuses, the property has 400,000 square feet of development rights. The buyer hasn’t said whether the original building will be incorporated into the new development, which will be built in three phases.

The site is close to the water and the planned towers at Greenpoint Landing and 77 Commercial Street.
Demolition Permits Filed for Harte and Co. Factory Complex in Greenpoint

Applications have been filed to knock down 71 Dupont Street, 93 Dupont Street, 22 Clay Street, 26 Clay Street (pictured above), 30 Clay Street and 32 Clay Street. However, no permits have been filed for the main factory building at 280 Franklin Street, a big Arte Moderne structure from the 1930s. The developer, Dupont Street Developers LLC, hasn’t said whether the building and its unique curved glass facade will be part of the site’s planned residential project.

It’s official: plans to replace Greenpoint’s toxic Harte & Company plastics factory with a residential development are moving forward. All Year Management is the new developer behind the project, according to The Real Deal, which first reported on these building plans. All Year Management is also one of the developers behind the Rheingold Brewery redevelopment in Bushwick. Incidentally, the firm was also identified as one of New York City’s 10 worst landlords last year.

In Greenpoint, the former factory will soon be demolished and make way for two six-story buildings located at 22 and 26 Clay Street, respectively. Together these building bring 325 new apartments to Greenpoint. The structure at 22 Clay Street will also have 6,000 square feet of commercial space. In all, this mixed-use development will span 244,000 square feet.

The project came about after All Year Management picked up this site from a group of investors in April for $55 million. The sale has yet to close according to TRD, but the developer has filed plans with the city’s Department of Buildings nonetheless. All Year Management is working with its frequent collaborator, ODA New York, on the design of the building.

Previously, an unnamed LLC had filed plans to bring 400 apartments to this site, but that development never materialized. All Year Management is currently working with the Department of Environmental Conservation to clean up this superfund site before development can get underway.

Rendering Revealed, Permits Filed For 26 Clay Street & 69 Dupont Street In Greenpoint, Brooklyn

Permits have been filed for a six-story development on two connected lots, 26 Clay Street and 69 Dupont Street, in Greenpoint, Brooklyn. The development is eleven blocks from the Greenpoint Subway Station, serviced by the G train. Nine blocks away is the East River ferry, which connects the Brooklyn waterfront with Midtown and Downtown Manhattan. Yoel Schwimmer is listed as responsible for the applications.

Permits call for a 60-foot tall structure that will yield 400,000 square feet, with 238,600 square feet dedicated to residential use, and 5,650 square feet for commercial retail space. 325 apartments will be created, averaging 734 square feet apiece, indicating rentals. Residents will have access to a fitness center, lounge, spa, library, outdoor terrace, and bicycle storage. 344 parking spaces will be included on site.

ODA will be responsible for the design. Renderings do suggest that more development is expected further along the block, but demolition permits for other lots have not been filed yet.

I know this thread is old, but going through the NY projects, updating what can be updated.


If someone happens to be in the area or knows the status, would be good to know. Per google maps streetview, the old factory was there back in mid 2018.
