Downtown is becoming much nicer on a day to day basis in the last 12 months.

It's sort of amazing comparing the rebirth of the ground floor retail post Sandy.

Seems like an odd location at first thought, being on the narrow Nassau Street pedestrian mall. I'm in the area often (wonder how this will affect the Wendy's), and have a long history there.

But it's suitable for residential development, even once being considered for the 1,050 ft 1 NY Place proposal...

We were very excited to get that proposal, having just lost the Twin Towers. It never went anywhere.

I think it's a fantastic location for development.

It's a bit of less beaten path downtown than Water or Broadway of the West Side Highway.

That area between Broadway and Water is also the area most in need of a fresh coat of paint and a shot in the arm for nicer shops. Broadway and the West side are going to be taken care of with Fulton/Path and the WTC redevelopment, the far East Side with the redevelopment of the Seaport, and the Wall St area with the redevelopment of some of the older towers into high end apartments.

This is the sort of last dead zone downtown. Between 121 Fulton and this, it could be a very nice shot in the arm for the area.

There will be eight apartments each on floors seven through 20, and three apartments on the 22nd floor. Floors 23 through 38 will have four or six apartments, according to plans filed with the city.

Metin Negrin’s development company paid $63.4 million total for the land and air rights. It acquired 75-81 Nassau Street, where the building will rise, for $46 million from the Century 21 department store company, which is owned by the Gindi family. To be honest, we have so much tall stuff going on that a reduction on one isn't a big deal. Still a solid filler at its height for the area. Hopefully once we get a good rendering we can judge if its any good. At the rate of projects being revealed, something taller will probably crop up in the next two weeks if not this coming week. Thats the situation where in, and its a damn good one too.

Hopefully this is just an initial filing, as I would really prefer an 800-ft tower in this location over a 500-ft. one.

It isn't uncommon for the initial filing to not include the final height in cases such as this, where the development requires air rights from adjacent properties. We'll just have to wait and see.

The Fulton Street corridor is currently seeing a major bought of construction activity, which should not come as a surprise, given the dramatic infrastructure improvements that are finally almost finished. Around the corner from 75 Nassau, the Fulton Center is now open, and the World Trade Center Transit Hub is not far behind.

In terms of comparisons, 5 Beekman is already under construction just a few blocks to the north. Lightstone is also planning a new 50-story mixed-use tower at 130 William Street, and Carmel Partners is likely thinking of something similarly-sized for Lightstone’s old site at 112-118 Fulton Street, just across the street.

While the designs for 130 William and 118 Fulton have not yet been revealed, 75 Nassau is certainly impressive, and hopefully an indicator that developers are willing to splurge for attractive design despite Fulton Street’s relative “up and coming” status. The building almost looks like a vertically-extruded version of 15 Renwick Street, and the variegated facade is typical of ODA’s recent work in New York City.

At the base, the building will feature boxes that face the street at slightly different angles, adding a sense of dynamism to the pedestrian realm, and dramatically improving upon the current low-rise pre-war buildings that occupy the site. While the overall project will total 229,000 square feet, the first four floors will feature 39,203 square feet of commercial space.

Above, the actual tower will have just under 200,000 square feet of residential space, divided between 197 apartments and condominiums. Apartments begin on the lower floors, with condos above, and while the average overall unit size will be approximately 1,000 square feet, there will likely be a size disparity between the rentals and condos, as is typical in most New York City developments.

The building will top-out 498 feet above street level, though the trees could add another couple dozen feet to the tower’s apparent height, once they begin to grow. Ceilings for the rentals will be 10 feet, while the condo portion will have 12-foot ceilings. The new renderings also show red splotches in the facade, obvious in the cut-aways, though the cladding material on those portions is currently unknown.

No formal completion date has been unveiled, but construction is expected to begin next year.
