Yeah, other than the weird windows it looks okay. Still not great, but okay.

Wow. That new rendering is quite the downgrade. They took the interesting diagonal lines away and replaced them with dated blocks? Eesh. Really killed the presence and style.

I loved the diagonal lines, but didn't mind the rendering with the windows when they were different sizes. It looks extremely dated and out of place when the rest of the building is so modern. Two ways to fix it: Paint the block windows an accent color, like Red or make the dividers between the windows like a frosted glass plate. That would actually look kind of cool.

What is the massing between the Proper and 360 supposed to represent?

Not sure about behind Proper, but the massing to the right (south) of proper doesn't reflect the setback requirements that apply to the property.

500 W. 2nd is behind the Proper, and to the right is block 185 or Greenwater 2.

I'm talking about the massing to the North (left) of Proper where the Austin Music Hall is currently.

Cielo Property is considering building an office or mixed use building at the Austin Music Hall site. I know they said they would keep the building as a music venue when they bought it in 2014, but they are rumored to have changed their minds. The proposed building is supposed to be about 250,000 square feet but I have no idea how many stories.

I'm guessing that would be 20-25 stories if it was office.

As long as we can still see the top of 360, I'll be happy. That's a great looking building from across the river.

Unfortunately, much of 360 is gonna be covered up from the view directly across the river by Proper, regardless of how tall block 185 ends up being.

Err... Looking at the Proper from the west, as in the illustration, situates north on the left side of the picture. If you're literally seeing it on the right then I'm going to have my brain scanned for abnormalities, as this would be one of dozens of indications that something is seriously amiss in the old noggin.

He's talking about that white mass between the Austin Proper (Boutique Hotel on the map) and 360 Condos to its' north. And yes, it's on the left side of Austin Proper in the photo, not right. That white mass is where the Austin Music Hall is today.

Yuck! Shameful! How "federal" of the architecture firm. They screwed with the design far too much (imo).

This is my favorite rendering:

Hmm, didn't consider that. That's unfortunate...ah well.

I understand the marketing group has been selected and an announcement is pending. Expecting sales activity for the Proper within 60 days.

Nice! I've always wanted a 5500 footer in DT, it will make up for all the 400 footers we are getting

Until the error is corrected, I won't consider the 700ft number to be accurate but I am looking forward to yet another exciting 400 footer. Can't get enough of those!

A 5500ft tower would be incredible though! Especially on that footprint.
