Arrow DALLAS | Altelier | EST: 460FT | 41 FLOORS

A proposed low-rise for the Dallas Arts District gets a massive increase in height with the addition of a high rise section of apartments. Roughly 370 or so apartments plus desperately needed 12k sq ft of retail space at the corner of Olive & Flora. The projected height is about 100ft shorter than Museum Tower, neighboring it to the west. This development could lead to further surface lot removal in the Arts District in the near-future.

This developer has previously built The Mondrian in the West Village and The Monarch in Austin.

That base looks very Miamish. This is a really nice tower. Good height too, should add to the booming residential corridor.

Atelier Lofts update:

Landscape architect Kevin Sloan and others have voiced strong opposition to a motor court proposed for the Pearl St. side of the project.

The developers said they would try to re-do the motor court.

Read the Atelier Lofts design brochure here.

Two coring trucks were on site yesterday drilling.

Hopefully the project is on track for a July groundbreaking.

40-story high-rise on the way in Dallas’ Arts District
Steve Brown
October 4, 2016

Quote:
Developers have filed permits to build a 40-story residential tower in downtown Dallas' Arts District.

The high-rise will be one of the tallest buildings started downtown in almost two decades.
Quote:
Developer ZOM Holdings just applied for building permits to construct the 416-unit apartment tower, which also is to include retail and restaurant space.

The building permit is valued at $132 million.

Dallas architect Graham Greene, one of the partners in the project, confirmed that the Arts District Tower is close to a start.

"We're moving forward," Greene said. "The construction will take 18 to 24 months."

Along with the tower, the project will include 52 artists lofts in a low rise building fronting on Flora Street.

Big D needs to get this kind of height going! And it appears the AMLI project may be even taller.

The Arts District of the deal: Long-planned Flora Lofts finally set to become a reality

Quote:
And for years, thanks in large part to technicalities and roadblocks thrown up by Dallas City Hall, Flora Lofts stalled. A project that was supposed to have opened its doors in the shadow of Museum Tower by the end of 2015 remains unbuilt; the ground, unbroken.
But a vote by the Dallas City Council on Wednesday has jump-started the moribund project. The developers, among them La Reunion TX and architect Graham Greene, now expect to begin work by July, with March 2019 penciled in as the opening date.

That would be great. This property is the missing piece in the Arts District and will be a great residential location. The view coming down Olive there is awesome.

It looks like the structure will be 441 feet tall at 39 stories.

I Have Updates!

http://dallascityhall.com/government/Co ... 020518.pdf

"This briefing to the City's Economic Development & Housing Committee gives an update on the status of this project and provides explanation for the delay. The project is now intended to start construction in July."

The above quote is from DallasMetropolis user Jsoto3

So many delays but looks like we are still good to go!
Tower has new entity working on project called ArtSpace
