Is there a construction timeline?

No exact timeline yet, but will likely be soon. 3737 Market, which was another Science Center office building totaling 13 floors totaling 334,000 sq feet is now 100% occupied. Office space in University City is 97% occupied.

They have been wanting to develop 3400 Market for a while and now that new renderings are out, it is likely going to be happening soon. Cushman Wakefield (commercial real estate brokers for the site) have signs up on site advertising the space.

University City Science Center forms partnership with plans to double it's size - add 4 million square feet of office space

The University City Science Center and Wexford Science + Technology have formed a partnership that seeks to construct up to 4 million square feet of new space at the innovation hub in West Philadelphia.

The Science Center currently has 1.5 million square feet and has room to expand on 17 acres on properties it owns at 3400 Market St., 3800 Market St. and 3850 Market St.

In addition, Wexford bought the former University City High School property in a partnership with Drexel University. That site totals 17 acres, three which Drexel plans to use while the remaining 14 acres will be developed by Wexford with the Science Center.

The Science Center intends to continue its strategy of constructing high-density, mixed-use projects that will create a cohesive, innovative community that is active throughout the day and not just during business hours.

The Science Center and a developer from Tennessee have teamed up in constructing a residential project at 3601 Market St., which is now being built. Next up?

“Stayed tuned,” Tang said. “We have some very interesting and bold plans that we will announce at the right time. This is step one of a several step journey.”

Combining the properties to be developed as a whole gives the partners greater flexibility that can help them build facilities for the big corporations that they hope to attract, said Stephen Tang, the center's chief executive.

"We've got more options in terms of pure real estate," said Tang, who declined to provide a budget for the projects. "The thing that we are very excited about is this ability to create an anchor tenant corporate headquarters or significant corporate site."

Tang mentioned Cambridge, Mass., which has attracted big life science and medical entities such as the Novartis Institutes for Biomedical Research, as a model of what the Philadelphia center is trying to achieve.

Google's placement of a laboratory in Pittsburgh to tap technology talent from Carnegie Mellon University was another example.

"I think those are great candidates for the kind of company we'd love to have here in University City to collaborate with the great institutions that are all around us," such as the University of Pennsylvania, Drexel University, and the Children's Hospital of Philadelphia, he said.

Science Center has had plans to develop this piece of land for over a decade. Still nothing. And there is other open parcels that the Science Center controls that will develop before this one does.
