so there's not a whole lot of hard info on this one yet, but this is a potential new tower being developed by NML on land they own near their new HQ tower that's currently under construction. the new tower would be mixed-use and would include a large amount of parking for the new office tower, along with residential units above. a forumer over at SSC reported seeing bid drawings that had the mixed-use tower standing a total of 35 floors tall.

at a downtown conference sponsored by the milwaukee business journal today, it was reported that NML will be releasing details about this new tower sometime before the end of this year, so we should hopefully learn more soon. stay tuned.

Northwestern Mutual hopes to move by end of year on new downtown parking, mixed-use project

^ it's interesting that the company is publicly saying that they don't know what they're going to put above the parking levels when a forumer at SSC has said that he saw drawings for a 35 story parking garage/residential mixed-use tower.

though i suppose those drawings could have been very rudimentary schematics put out to get some preliminary pricing that would then inform NML's decision about which direction to take the project.

time will tell.

I'm sure they simply are not ready to announce the exact size, unit counts, etc etc of the tower. Also remember that Milwaukee, being a smaller market, actually seems to harbor more odd mixes of uses. For example, the cathedral sqaure building from the last decade that is the extremely odd combo of residential on the lower floors with office floors on top. It is possible they are considering some funky combination of uses such as that given the relative residential boom going on in the city right now. Perhaps they are still trying to figure out what baskets to put their eggs in?

Regardless, awesome news for Milwaukee, yet another possible large tower!

new rumors from people over on SSC say this one is now 33 floors, and that construction is tentatively planned to start next march.

One source said the company is expected to announce this week its plans to build a 33-story tower, with seven stories of parking and 26 stories of apartments. The building would have 1,100 parking spaces, according to that source.

a forumer over at SSC has reported that a crane with a pile driver and excavation equipment have shown up on site.

could this one be under construction sooner than we expected?

Not a fan of this one. The glass bay coming down to street level and little plaza is a nice touch, but it in no way makes up for the fact that this tower sits atop a terrible parking podium that makes your average River North beigebox seem elegant.

yeah, the parking podium on this one is a doozy, 1,100 parking spaces, a large chunk of which will be reserved for employees who will work in NML's new office tower currently U/C kitty corner to this site. the rest will be for residents of the tower's 324 units.

i've seen worse parking structures. and the tower itself will be a nice addition to Milwaukee.

love to see how this looks next to the completed NW office in a couple of years, too.

Well it's a hell of a lot better than a stand alone 1100 stall parking garage. The fact is this is Milwaukee, not Chicago. The car is much more necessary there than in Chicago and, frankly, it's much less of a burden. Until Milwaukee gets the street car up and running and fills in more of the land in and around downtown, it's going to be hard to get people, companies, and developers to change their habits.

In the meantime, let's all celebrate the fact that Milwaukee is adding yet another large tower. Hopefully the pile driver is, in fact, a harbinger of construction.

^ yep. And to add to that, most of these 1,100 spaces are being built to accommodate the future employees of NML's shiny new office tower currently going up in downtown milwaukee. Until milwaukee ups its transit game big-time, giant parking garages like this will be a necessary evil to keep companies like NML in downtown instead of moving out to Menomonee Falls or some other god forsaken suburban hole.

Lots of heavy equipment on site for NML's second tower (residential, 33 stories). Demo looks like it should begin soon.
