Nice work. But do we have the project cost? I am always interested in the price tag because often times you can glean the quality of construction from the price. I realize that info is not always available.

For example, a 500 ft tower with a half a billion price tag usually indicates high quality as an example.

Well, given the quality of the Science Center's last two projects -- 3601 and 3737 Market -- I don't think it'll be an issue.

Also, between this, 3400, 37th and Market (3619?), and 3.0 University Place, that's like four major office projects in University City ...

Is this legit? As in this is actually moving forward now? Or did they just update their branding on the site? I would assume that Wexford and Sci Center are focusing all of their energies and resources on the former high school, but I'd love to be wrong.

Hmm Summers you did mention that a ~300 ft mixed-use office tower was going to be announced for University City soon... And in the other thread you said it's likely we'd be hearing about this soon. I gotta say my hopes are up for this one!

Nice looking building!

I have a question?

Is this part of, or one of the phases of "uCity Square" project? Or is this a totally different entity?

There are many proposals coming up in University City, and I'm getting confused. (which isn't hard for me these days)

I think the whole Science Center's been rebranded as "uCity Square". They've put new signs up at 34th and Market, too.

This is exactly what Philadelphia needs to become world-class!

The height is actually quite impressive considering the distance from the center square (city hall).

Now, imagine if skyscrapers extended in all directions of center square for many miles like you have in Manhattan.

I predict in about 35 years, we will see a city transformed.
This is not just about being the tallest, but about growth and urban density.

Miles of skyscrapers is the dream of any city and it looks like Philadelphia is actually doing just that.

I agree! The surface lot that currently exists is WAY too big. This project will replace that lot nicely. Hopefully, this development, along with others, will push height and density further west on Market (at least to the area around 40th Street Station).

Yes, the original renders were a better design than the current. Still glad for the development, though.

3800 Market coming soon? From a Philadelphia Business Journal article today:

Even more space is on the way for University City. Garvey said he is already getting feelers for 3800 Market St., a 750,000-square-foot complex that will be constructed in two phases.

A couple of drivers are propelling the activity in University City. “It’s new, urban and state-of-the-art product and the environment of University City itself,” he said. “The vibe, the community, the programming and education. It’s amazing the investment that is going on there.”

if its 750k sf that's much bigger than the initial proposal. Hopefully that means they are going for something 30+ floors at this location.

It's because it's 2 buildings, one 19-20 floor building probably around 500K sq ft and one 12 floor building likely around 250K sq ft.

Looks like the first tower here will be moving forward and will rise 19 floors and 323 FT tall. The second future tower should be 12 floors and 204 FT tall.



400K sq ft of office space and ground floor retail.

Currently in pre-development, 3800 Market is a speculative lab and office building, offering ground floor retail and on-site parking. The building will have generous views of downtown Philadelphia and is directly adjacent to Penn Presbyterian Medical Center and only two blocks from Penn’s Wharton School.

Excellent news! The intersection of 38th and Market should be one of the densest intersections in University City. In fact, the entire 38th Street corridor should be lined with highrise buildings. I'm so happy to hear that this will be one of the first skyscrapers to proceed within the uCity Square development!
