“At the epicentre of Midtown, Bryant Park has become one of the most sought-after office and retail destinations in New York,” said Ric Clark, the senior managing partner and chairman of Brookfield Property Group and Brookfield Property Partners. “The addition of 1100 Avenue of the Americas into our portfolio provides a major opportunity for us to reposition the property while enhancing the shared Grace Plaza, significantly benefitting both buildings.”

“As the original developer and long-term owner of The Grace Building we have long recognized the area around Bryant Park as one of midtown Manhattan’s most vibrant commercial districts. Our successful partnership with Brookfield provides a further opportunity to add long-term value to the neighbourhood,” added Ken Perry, the CEO of the Swig Company.

The deal comes as the 15-story building’s only tenant, HBO, prepares to move to 30 Hudson Yards. The company is set to vacate its 315,000 s/f office space in the tower in 2019. HBO has been in the building since 1984.

According to an earlier report from Crain’s, the Nickerson family started looking for an investor to take over the property in May of last year. The leasehold may have a duration that stretches to 99 years. Once the deal ends, the property will be returned to the Nickersons. Brookfield and Swig declined to disclose the terms of the agreement.

Good riddance. The current building is awful, especially considering its location. I would love to see a tear down, but I imagine that's unlikely.

The current building is awful but it does not look very old or dilapidated.
With Brookfield making big inroads into the Manhattan market I am sure they will build something impressive. Bryant Park is after all becoming very sought after real estate.

Unless I'm mistaken this only has an additional 60k s/f of development rights, which is crazy given its location.

There's also the issue of the plaza on 43rd Street. I imagine those air rights were used up.

Too bad it couldn't be redeveloped into a proper tower - it's in too good a location to be a boring, low rise box.

Yeah it is, but it's a good choice for BofA. Too bad an extra million sf of space can't be added to the site.

i could understand remaking the inside, but unless they rebuild it as a tower, any redesign of the outside is worrisome. its just fine as it is and a rather pleasant sight from bryant park. it unobtrusively rings itself with shops rather well.

It's air rights are all used up. But this one could use an update. A stronger embrace of the Grace building plaza would be nice.

Don’t worry, it’s a boring box that you can’t do much with other than slap on a new coat of glass.

I already know what they’ll do and it will be similar to what was done on the Hippodrome building on the next block up. They’ll remove the reflective 80’s style glass and put on the more contemporary clearer glass. The ground floor will also be updated but that’ll be about it.

It’s interesting how BOA had a chance to take all the space in OBP when it was being built but elected not to and now they run out of space there and have to rent more space in another building across the street.

Oh and because it will be a bank occupying the new space, expect to see bollards go up around this building as well to prevent terror attacks.

That decision was likely made prior to the Merrill Lynch acquisition, which in turn greatly added to BAC's capital markets/brokerage businesses.

For years after the deal, the bulk of Merrill operations were still based in the WFC … they've been gradually migrating headcount up to Bryant Park.

Bank of America signs lease for expansion into HBO building

The Post first reported that a deal was in the works on Nov. 21. BofA will move into 1100 Sixth Ave. when HBO moves to 30 Hudson Yards in 2019, along with parent Time Warner.

BofA, led by Chief Executive Brian Moynihan, plans to keep its Manhattan headquarters at the Durst Organization’s One Bryant Park across the street.

However, the bank also has offices at widely scattered buildings around town, including in Rockefeller Center and the GM Building at Fifth Avenue and 59th Street. The new space at 1100 Sixth Ave. will allow for staff consolidation while creating a “campus” with the mother ship at One Bryant Park on the other side of the avenue.
