But honestly, that is probably going to end up being a mess over there. It's not in an area that can absorb any extra parking on side streets or garages like other areas around downtown because of the existing spillover from the other apartment complexes and businesses. That is a secluded little pocket of development blocked by Ann Morrison, the River, and BSU. As much as it's hard to say, I think the developments should strive to be self contained unless CCDC plans to step up with redevelopment money and a change in zoning for the whole area.

Ok, I'm not up to speed. Is River's Edge housing for BSU students? Look at all that other student housing, there doesn't seem to be a parking crisis created because of the other housing. Also, I'm assuming that students will be cycling to BSU. And the BSU Campus Shuttle bus serves that neighborhood.

Here is more info from the link BoiseAirport posted. These are the type of developers we want here...promoting alternate transportation and green living. Boise River Flows Above Flood Stage, Expected To Hit Decade High

The National Weather Service office in Boise has sustained its flood warning for the Boise River at Glenwood Bridge.

At 8 a.m., the Boise River was reported to be 10.47 feet, just above the flood stage of 10.1 ft.. Additionally, the river was running at approximately 7.53 cubic feet per second and the flows are expected to get only greater. Discharge from the Lucky Peak Reservoir is expected to increase both today and Wednesday, targeting a flow of 8,000 cfs at the Glenwood Bridge. The flood flow is 7,000 cfs.

Law enforcement is expecting minor flooding at several sections along the river, including the Greenbelt, Eagle Island and other low spots.

When the Boise River hits 8,000 cfs, sometime on Wednesday, it will be the highest Boise River flow in more than a decade. The record of 9,840 cfs was set in June 1983.

Where there's will there's a way. This project will find its market because it's in a very desirable location for the most part. I should revise/revoke part of my previous comment because progressive projects like this are what Boise needs to create the need for better transit options, rather than the other way around.

Agreed, it will create the demand for better transit. Also, I would love to see more fixie bikes out there

I took a bike ride to check it out late yesterday. In the downtown area there was no "real" flooding except annoyance stuff on the Greenbelt. Bank erosion is something to keep an eye on in quite a few spots, especially between the Pleasanton Footbridge and Veterans Parkway.

For all you history buffs, found this link posted at the Statesman: http://cospl.coalliance.org/fez/view/co:5319 It's a PDF of the 1993 book "When the River Rises." I had read it a long time ago but just re-read it. The river and development in the flood plain is lot more complicated than it seems at first or second glances. There's a boat load of info about Riverside Village and their confiscation of the Greenbelt and Peter O'Neill and River Run's confiscation of the Greenbelt.

Those chapters are infuriating. The very thing, the Greenbelt, that made those developers fortunes, was taken for private use by them. One thing I had forgotten is that Parkcenter just upstream from Supervalu HQ is a planned floodway. There's a dip in the levee that water is supposed to flow over and into the road and pond and then back to the river. That kind of development is no longer allowed.

A Few Updates

Greetings to All! I just wanted to give a heads up (most of you probably know, but not everyone) about the other nice Boise threads on the Mountain West forum. There is a thread dedicated to JUMP, to Boise transportation, and to the soon-to-be-real "hole" filler, Zion's Bank HQ. I won't list everything, but I just wanted to give you all a heads up:

~ The current proposed height/floors for the Zion's tower is 352' and 18 floors. You can get more on the other thread, but this means a new tallest building for Boise/Idaho!

~ JUMP is making nice demolition progress. Looks like the latest renderings have it at 6 floors. Boise Weekly has a nice article about the progress: http://www.boiseweekly.com/boise/a-g...nt?oid=2624664

~ There is also some buzz on the transportation thread about possible bigger things in the Boise area by Alaska/Horizon.

On another note, I know that there has been some excitement in the past about the impending announcement of Zonda USA's headquarters location in the Treasure Valley. I hadn't read or heard anything for a while so I e-mailed them, and they responded by saying that things are still moving forward and the announcement should be made later this year. This company could be huge.

Yeah im sure they do know, considering the fact that they are all on the first page of the mountain west forum. But yeah thanks for the heads up . Oh yeah if they cant find any of them in this forum then maybe they arnt smart enough to browse one in the first place?

I posted it because 1) there have been a few new official users join recently; and 2) when I used to browse the Boise development thread, before I became a registered user, I found it through Google (typing in "Boise skyscraper page") and the link takes people right into the thread without bringing them to the opening page of the Mountain West forum. Just trying to be helpful; didn't know it was going to get a snarky response.

You brought forward some good points as I think there are some Boise forumers who do not realize there are other Boise threads here to participate in as well as an Idaho statewide thread. I have wondered if some people just subscribe to this main development thread without exploring the rest of the Mountain West and the other sub sections of SSP.

The market for retail and restaurant space is tightening in downtown Boise. “We’ve seen a significant increase in inquiries over the past several months,” said Chris Penland, vice president of real estate and development with Rocky Mountain Companies, which owns the four-story 805 Idaho Building. “It appears there is a positive direction in the market.”

It must be an issue for a number of people from different regions. There is a thread stickied below our major cities here in the MW and I think it is useless.

Also, kind of off-topic and old news, but I emailed about the status of Capitol Plaza, and received this:

"The time frame for this building will be dictated by the economy and Boise's need for additional office space. If things don't improve dramatically, it is at least a few years out."

I know it's nothing new, and others have looked into it too and received similar responses, but it was nice to get such a prompt answer on the project. I wouldn't exactly call it dead.

Thanks for the update kidboise. Recent articles in the local press have pointed to a growing demand for office space downtown (and retail/restaurant), and seeing how popular the Zions tower has been for new office space then hopefully Capitol Plaza is sooner than a few years out. Regardless, the Zions tower and JUMP and what ever else surfaces will keep us hopping for the next few years. I really hope the new expanded convention center and what those plans will be are revealed soon. I believe the state is also moving forward with the new parking garage downtown/capitol mall area, which they have already budgeted money for.

Thank you for the update kidboise! Definitely some good information, and I agree.. I really like how prompt and helpful the folks at Rafanelli & Nahas are with responses.

I decided to see if I could dig up any new information whatsoever on the new convention center. Those vacant lots have sat vacant for so long I almost completely forgot that a new convention center was even still a thing and not a totally dead project. After almost 10 years I'm just sick of waiting for a tangible, realistic plan -- with blueprints, elevations, renderings, and actual hope of it getting built.

I found the blog of Judy Peavey-Derr of District 17 who has posted some very helpful information, and it seems the project is still being actively worked on, which was a pleasant surprise to find. Next meeting is on May 16th, maybe we'll learn more then.
