it was 8 this morning by my house, 12 at work.

on the news last night they said last night would be the coldest it's been here in at least 2 years, maybe more depending on how low it got. should be warmer by the weekend, though (allegedly).

more highrises would help this cold, IMO. not sure how, but i think it'd be a worthwhile experiment for the city.

btw: this is post 100 on this thread! yay!

update on Royal Plaza:

the lot is empty and fenced in, ready for construction to begin.

looks like they could start any time! don't know how long it'll take, but glad to see things progress on the lot finally.

this would be a good spot to get a shot of the new banner bank and, eventually, royal plaza.

i think it's just above camelsback park...

Hey, alright! I like that vertical exaggeration (or horizontal compression) shown in the pic. It makes Boise look a LOT better. Now just add the Boise Tower as well and we have a helluva skyline! I may even forgo complaining about all the brown if our skyline actually looked like this (exaggerated of course).

Boisebro, Can you get a picture of the Royal Plaza site from your office before they begin and post it?

well, not a very good one. at least not with my cheapie non-zoomable camera. i can try with my digital rebel if i remember to bring it in, though.

Thanks, this picture works just fine.

I'm guessing the Royal Plaza will be a little taller than the main part of the Owyhee Hotel by say 5' to 10'. This angle gives a good comparison.

that would seem to be about right, judging by the renderings.

you can kind of make out the orange fencing in the picture. the building won't stretch the full length of the block along main street, so there may be an opportunity for another development on the corner of 12th and main, too. also, it would be nice to eventually see a taller structure on the corner of 12th and idaho kitty-corner from the royal -- one that won't block anyone's view but still provide some more infill.

see that parking lot in the foreground? that would be a PERFECT spot for a thin, 20-30 floor residential or hotel tower ala vancouver. right smack dab in the middle of downtown, and would help stretch out the skylilne!

just prayin' outloud, i guess...

After taking a closer look at the Royal Plaza rendering, specifically the people on the deck, each floor appears to be much higher than they are for the Owyhee Plaza Hotel. That's if the rendering is sizing the people correctly. Hard to say but if they are the Royal Plaza floors would be close to 15' high while the Hotels can't be more than 10' or 11'.

Here's my approximate comparison:

15+10+10+10+10+10=65' Hotel
15+10+15+15+15+15=85' Royal

That makes it 20' taller than the Hotel or 2 full floor counts. Much bigger than I originally thought. Hope this proves true.

it will certainly dwarf the record exchange building. i wonder if that structure is in any danger of being razed for a more high-density building?

I actually like the way that building is painted. At least it's interesting. We have plenty-o-parking lots that could be constructed upon before we go razing.

Visual Genesis, Inc. that did that first Royal Plaza rendering I think did a fantastic job. Lots of fine detail and integrated well into the photo. Appears somebody put a lot of effort into it. If only we could get these guys to do us a rendering of the Front Street Condos.

Has anybody heard anything about City Centre Lofts?

I found it on the CCDC's agenda along with Capitol Terrace Apartments. Could this be another new one? If CCDC is involved it would have to be located within one of their districts.

I have no idea. This is the first I've heard of them.

Are you thinking Cityside Lofts? If so those are the ones over on 13th between Myrtle and Grand already under construction.

nope, i thought somebody posted about the city centre lofts before, and i thought they meant these (which at one time were called battery condos):



however, the address was wrong.

hopefully it is a new building...

Maybe they are the units that are supposed to be in the old warehouse on 8th and Myrtle which is going to be renovated?
