Southern Metro Update,

Provo named best in country for business and jobs

Aerial view of the Southern Metro portion of the Wasatch Front. Population 2011 - 540,834

By Jason Lee, Deseret News

http://www.deseretnews.com/article/8...-and-jobs.html

SALT LAKE CITY — The nation's business and jobs mecca is located in Utah County, according to one of the country's top business publications.

This week, Forbes released its 14th annual "Best Place for Business and Careers," listing Provo ahead of Raleigh, N.C., and Fort Collins, Colo. Last year’s top city, Raleigh, N.C., dipped to No. 2 as living costs climbed to 5 percent above the national average.

Also cracking the top 10 was Ogden at No. 6, with Salt Lake City coming in at No. 24 on the list of the top metro areas nationwide...

Provo's $16 billion economy was bolstered by Brigham Young University — the third-largest private college by enrollment in the nation. In 2010, the school ranked behind only the University of Utah and MIT in the number of start-up companies produced through university research.

Forbes said Provo also enjoyed the third best job growth in the country last year at 3 percent, as well as the lowest violent crime rate in the U.S. The city also had the tenth lowest overall crime rate nationally, with a population that has doubled in the past 20 years...

Rest of Story... http://www.deseretnews.com/article/8...-and-jobs.html

Southern Metro Update - Lehi - Adobe's Coming / It's a Big Deal

http://cityhomecollective.com/author/cody/

By Cody Derrick

Cody Derrick is the founder of cityhomeCOLLECTIVE, but he is far from your average realtor. Rather, he’s a rustic culturalist with a hint of urban sportsman. He’s the neighbor you always wanted. Cody offers every client his talent to help you uncover the place you call ______________ (insert: home, work, heaven, etc.). With a unique pairing model, which gives rise to the client mantra ‘love where you live’, Cody is pioneering a cultural and social movement for realtors spanning the globe.

I speak often to the importance of loving where you live. As it so happens, I’m just as adamant that you love where you work. Your happiness depends on both, actually. Thus, in the interest of conquering some simple math, we have an equation that will answer both calls. Live in Utah + work at Adobe = hooray.

It seems like a foolproof fix, people. According to Forbes‘ ranking of “America’s Best Places to Live“, Utah was ranked number one. Not second, or a humble position in the top ten…first [we happen to agree with all our might]. Couple that with Adobe’s landing on the list of Fortune’s “100 Best Companies to Work For, 2012” [for the 13th consecutive year, no less], and simple math becomes your best ally. Adobe will soon be a massive, modern, thriving part of Utah [a few stats can be found below the photos], and we trust that Forbes and Fortune know what they’re talking about. We have personal proof; my brother-in-law, Jeff, has lived in Utah and worked for Adobe for years…happy. Our new clients, Eva and David, are relocating to Utah for the same, simple reason [Adobe]…also happy.

COLLECTIVELY speaking, we’re really happy about the building. See for yourself — it’s a beautiful and modern project, to be modest. We stopped on our return trip from the Buddhist retreat, and we were aptly impressed. You should be, too. It’s a big deal.

Southern Metro Updates - Lehi

The Outlets at Traverse Mountain Announces Stores, Plans

Salt Lake Magazine

June 29th, 2012

By Jessica Adams, Salt Lake Magazine

“Hey, honey, wanna go to Cabela’s?” is a phrase women hear all too often any given Saturday, particularly during hunting season. Considering the underwhelming population of exuberant female shoppers in the store, it's safe to guess the request is commonly denied or, at best, negotiated with the promise of cinnamon almonds and a big ol’ tub of buttery pretzels.

Fast-forward this same scenario to November 2012 and the grand opening of the Outlets at Traverse Mountain, a 225,000 square foot, 50-store shoppers paradise just of I-15 in Lehi. Within a short walking distance from Cabela’s, you’re there.]

Salt Lake Magazine

“This is not your grandmother’s outlet,” says Teri Sunderland, General Manager of the Outlets at Traverse Mountain. “This is a place that [people] will love and not visit one store, two stores or even three stores, [they will] plan it as a destination.”

With factory store tenants like Nike, Coach, Polo Ralph Lauren, Gap, Banana Republic, J.Crew, Calvin Klein, OshKosh B’gosh, Chico’s, Gymboree, Carter’s, Tommy Hilfiger, Skechers, Van Heusen, Vans, Izod, Famous Footwear, Bass, Levi's and newcomers Le Creuset, GoLite and Under Armour, there’s plenty to keep you occupied.

So what of the outlets we already have over the mountain in Park City? “This is nothing like that,” says Steven Craig, President and CEO of outlet development firm Craig Realty Group. “While we’ll have some of the same stores and some different stores, what we’ve added is creating a space to have a superior experience.”

The heated outdoor walkways between storefronts will be covered with glass skylights, and a large common area will feature a 50-foot fireplace, making winter shopping that much more enjoyable. Come November, the inner courtyard will feature a 100-foot live Christmas tree, which will be lit at the Grand Opening on November 15.

Salt Lake Magazine

A few restaurants are also expected, along with options for tide-me-overs at Auntie Anne’s pretzels and Rocky Mountain Chocolate Factory.

So who cares if your husband wants to spend the day at Cabela’s? With a place like this in your grasp, we say let him.

Urbana on 11th Condos

Neighborhood: Sugarhouse

List Price: 209,000.00-441,000.00

Property Profile: 30 units on 5 levels; optional lofts in a brick-constructed building in the heart of Sugar House. The building features everything from live/work units to 2 bedroom ‘plus’ units (units with 2 bedrooms plus a patio or loft).

Our Opinion: Typically, we choose our ‘One-Off’ based on the uniqueness of an individual home or condo. Today, our choice is made because the location is as unique as the building. New construction in the heart of Sugar House is as uncommon as it is dreamy. Your own address on 2100 S and 1100 East… that cannot be topped.

If it is correct, we should see a change to the design of Tower 8 as

Update, Southern Metro - New outlet shopping center opens in November in Lehi

Douglas Barnes Photography

http://www.deseretnews.com/article/8...r-in-Lehi.html

By Jason Lee, Deseret News

LEHI — Utah shoppers will have a new place to conduct their "retail therapy" beginning this fall.

A $70 million, state-of-the-art shopping center opens in November that will be near the border of Utah and Salt Lake counties.

The Outlets at Traverse Mountain — a 225,000 square foot shopping center on a 50-acre site 30 miles south of Salt Lake City — is under construction near the Alpine/Highland exit along I-15. The center is a joint venture between Craig Realty Group and Lehi-based Legacy Retail, LLC...

..."(We) spent an inordinate amount of time really sweating the details to make it easy to shop," said Steven Craig, president and chief executive officer of Craig Realty Group.

He said the retail areas will be designed with no stairs for visitors to navigate, aiding in their ability to move about easily whether walking, traveling in a wheelchair or pushing a stroller.

"Our walkways are extraordinarily wide, so it's a very open, easy nonconstricted way to move about," he said. "You also (will be able to) walk around the entire project and never get wet if it's raining."

A system of awnings and skylights will provide coverage for shoppers throughout the project.

Douglas Barnes Photography

Upon completion, the project will also include a 12,000 square foot grand lobby anchored by a 50-foot fireplace that will be covered in natural stone.

“We have focused on assuring customers an unsurpassed shopping experience year-round,” Craig said, adding that the radiant heated walkways and two outdoor fireplaces that will offer patrons added comfort during the cold-weather months.

The project will also feature glass canopies covering exterior paths to protect shoppers from snow and UV rays while preserving the center’s open-air design...

...Craig said the first phase of the project could house approximately 85 retailers and restaurants. A second phase could be added in the next year or two, bringing another 30 tenants, he said...

...Confirmed outlet stores

Many retailers have confirmed plans to open at the Outlets at Traverse Mountain. The project could include up to 85 stores and restaurants upon its scheduled opening in November. New stores include:

Auntie Anne’s, Banana Republic Factory Store, Bass, Calvin Klein, Carter’s, Chico’s Outlet, Coach Factory, Famous Footwear Outlet, Gap Outlet, GoLite, Gymboree Outlet, IZOD, J. Crew Factory, Le Creuset, Levi’s Outlet Store, Nike Factory Store, OshKosh B’gosh, Polo Ralph Lauren Factory Store, Rocky Mountain Chocolate Factory, Skechers, Tommy Hilfiger, Vans Outlet, Under Armour, Van Heusen

(Paul Fraughton | The Salt Lake Tribune) Salt Lake
City officials and The La Porte Group celebrated earlier the start
of construction for a project at 237 S. State St. that will
transform dilapidated hotels into stylish but affordable housing, shops
and cafes surrounding a European-style plaza.

State Street housing project to rise from dilapidated hotels

By Christopher Smart - The Salt Lake Tribune

http://www.sltrib.com/sltrib/politic...-lake.html.csp

The makeover continues for downtown Salt Lake City.

Ben Logue’s dream of transforming dilapidated State Street hotels into
stylish but affordable housing, shops and cafes surrounding a European-
style plaza is about 18 months from reality...

...Logue’s development firm, The La Porte Group, broke ground at
237 S. State St., where the State Street Plaza project will save
historic facades of the REX theater, as well as the Regis and
Cambridge hotels as it constructs 180 housing units and street-level
retail space.

The project should be complete by Thanksgiving 2013, according to
the construction schedule.

The $34 million project, as planned, will be noted for its inner block
plaza between storefronts on State and Edison streets, one-half block
to the east.

"We’re creating energy in the area," Logue said. "We’re very excited.
This is helping downtown Salt Lake City with its revival."

The British developer recently refurbished The Stratford Hotel on the
corner of 200 East and 200 South. He is best known for his renovations
in New York’s SoHo and Upper East Side.

Logue spent the past two years assembling the financing for the
State Street Plaza from a number of institutions that include federal,
state, municipal and private sources.

Salt Lake City Councilman Kyle LaMalfa, who also is chairman of the
city’s Redevelopment Agency, said the State Street Plaza project will
create a synergy with the recently opened City Creek Center two
blocks away.

"We’re taking the light that has come back to Main Street and growing it
to the rest of the city," he said.

The project is important because it adds significantly to downtown’s
housing stock, said Grant Whitaker, president of the Utah Housing Corp.
More people will be living and shopping in the area as a result.

"This is really terrific for downtown," he said.

The plan calls for 44 housing units priced at market rates and
136 "affordable" units. They will range in size from studios to four-
bedroom units.

It’s in keeping with Salt Lake City’s strategy to increase housing
downtown, incorporating various strategies to make it a walkable
community.

"We are bringing families back downtown," Logue said. "Harmon’s
[grocery store] is right there. And we’re [within] walking distance from
TRAX."

It will be interesting to see what they do now that the brown brick building is no longer part of this project.

I hadn't heard that they weren't simply going to recreate it. I've assumed that all along. It's really not that
complicated, especially compared to what they'll be doing with the REX Theatre recreation. It's a pretty simple,
non descript little facade. Though, they could just decide to go with more density and bring the large apartment
building on the left right up against The REX Theatre.

The TOD next to the 45th TRAX station on Main. I love the Birkhill apartments that are going in but not fond of the
Lions Gate apartments. I don't see them engaging the street as much and my wife looked at them and asked, "I hope
that color isn't the fished look". She was referring to the yellow color that they were painting the stucco.

Ultimately I would love to see something taller than 5 floors go into the area around the 45th TRAX station, but
overall happy to see this kind of density going in next to a TRAX station finally. It would also be nice to see a small
grocery store go into the bottom of a future building in the development. Help spur more urban living in that area.

Interesting thing is I was standing in the skybridge at CCC and looking down Main I could see these buildings. will
be interesting looking down main in the future and seeing the South end of Main anchored with midrise buildings.

Update - Ogden River Parkway - Downtown Portion

Former nuisance waterway now a prime attraction in Ogden

http://www.sltrib.com/sltrib/news/54...award.html.csp

By Kathy McKitrick, The Salt Lake Tribune

In October 2010, former Ogden Mayor Matthew Godfrey asked the state Water Quality Board for a $1 million hardship grant to finish restoration of a 1.1-mile section of the Ogden River...

..."Ogden city is to be commended for its unprecedented vision and leadership in bringing this important project to fruition," Sudweeks said of the collaborative effort that resulted in removal of 13,000 tons of concrete, trash, glass and auto bodies — along with 2,500 old tires — from the stretch of river that flows east to west through downtown, from Washington Boulevard to just below Wall Avenue...

Chris Detrick | Tribune file photo) Part of the Ogden River Restoration Project between Washington Boulevard and Gibson Avenue in 2011. The $7 million project cleared the channel, reinforced banks and created a green zone with native vegetation along the 1.1 mile length of the waterway.

..."These projects don’t happen every day," Anderson said. "It has been unbelievable to peel off the layers, clean it up and see what it naturally is."

In addition to debris removal, the river’s banks were stabilized, natural vegetation was restored, and 11 pedestrian access points were created.

"This project was a unique undertaking by a municipality," Sudweeks said, "and is being looked at by many other cities as a model for their rivers."

Ogden Mayor Mike Caldwell views the clean-up as a solid beginning, not the end. "We want to go beyond that 1.1 mile."

When the northern Utah city experienced heavy rains during the spring of 2011, the project’s benefits came into focus.

"We survived 18 straight days of a 125-year flood event," Caldwell said. "Without those upgrades, the river would have jumped its banks and damaged a lot of downtown."

Riverside trails now draw bikers, joggers, dog-walkers and families with strollers. The flowing waters also give kayakers and floaters a thrill, making the area a social destination as well as an economic driver to revitalize the city.

Kari Lundeen, an environmental scientist with the state Division of Water Quality, said the successful project caused her agency to add a category to its beneficial use designation of such waterways: swimming.

"Before, people didn’t swim in the Ogden River and now they are," Lundeen said. "So we need to try to protect it to that level."

Ogden is the first municipality to receive the Sudweeks honor, an award now in its 24th year that is normally given to individuals. He has only presented it in person one other time, to former Division of Water Quality Director Don Ostler in 2005.

"We have such tremendous respect for [Sudweeks]," said current Division of Water Quality Director Walt Baker, "and we thought it would be wonderful for him to present the award this year to an entire community and not an individual."

Salt Lake City's transit tops nation's metropolitan areas

Only 27 percent of the metropolitan workforce is able to reach their jobs in 90 minutes or less by transit. But for Salt Lake City, 64 percent of the metro area is available to workers, according to a report by Brookings Institution Metropolitan Policy Program.

Salt Lake City's public transit access to employees outshines places like New York, which ranked number 17 on the list, and Washington D.C., which ranked 23 at 33.8 percent, according to the study.

Employers' access in the West top those in the South at reaching employees through transit, said Adie Tomer, Brookings' senior research associate and author of the report. "Also, in many metropolitan areas, the access to labor in cities is much greater than the access to labor in suburbs, because of the older design of transit systems and more modern employer sprawl to the suburbs."

The Utah city of Provo neared the top of the list, ranking number seven with 47 percent access rate, and Ogden followed close behind at 44 percent.

"While metropolitan unemployment rates remain stubbornly high, vacancies do exist across most industries," Tomer said. "Expanding access to larger pools of qualified labor will help fill those positions and improve economic performance. This research can help metropolitan areas more efficiently develop their transit networks and address that access gap."
