I'd rather see prime riverfront land built up with residential w/ commercial/food at grade. Plop the arena more central into the downtown. The toys r' us spot is as close to the river I would go. Having it more central allows for better access to the arena during use. Riverlanding/famers market has only a few limited ways in and out via car/bus/walk
