I like the overall design and concept, now it's just a matter of whether the towers get built. The towers look very good to me. The office tower is a bit more squat than I'd like, but not as bad as Manitoba Hydro in that regard. The Sutton Place block with that podium looks very west coasty which makes sense given the owner's Vancouver roots.

The new energy code is not a design restriction, it is a money restriction. If you have money you can build with all the glass you want.

So I'm seeing tower heights (by floor) of 25, 25, 17, 17.

I am really liking the Sutton Place. First new full service business hotel downtown since what, the Delta (nee Holiday Inn) in 1975 or thereabouts?

It says shopping for the hotel podium. Let's hope this doesn't end up like another failed mall we've been discussing recently.

I also notice they only show one skywalk now. They got rid of the loop connection to tower one that was shown previously. Now just connects at the NE corner.

Hrm... remember when the Convention Centre used to have a mall on the second floor? I'm not sure this one will have better prospects.

I guess they show retail/shopping for all the podiums. I'll keep an open mind on this for now.

Probably stores catered to the visiting patrons of the hotel. Kinda like the airport has.
No one went to the convention centre one as it was empty when no events were being held.

Yeah we'll sort it out....

The 100% sure bet is Tower 1..

Phase 1 scheduled for completion in Summer 2018.
242 Hargrave Street; a signature 17-storey, 365,000 sq ft Class A office tower with a summer 2018 occupancy

So handicapping the towers at this point, using 5 years out as the timeframe...

Office tower: 100%
Hotel: 90%
Mixed-use: 75%
Condo: 50%

Sound reasonable?

In reality that isn't true.....no commercial rate developer could ever spend the money to have full glass curtain walls as they show in these renderings....

A building like Hydro might be able to work some trade offs to achieve what they did today, but it cost 3 times what a normal office building does...nobody relying on rent to pay for it could ever come close to that.

So it's more likely to be glass fronted walls. Not sure of the exact term for it. 330 St. Mary style. Looks all glass, but it ain't.
