Has work resumed on Charity? Have we seen people there recently?

Also, have we seen workers at 5 0 4 Golf?

Charity is definitely still not started, however i think with Domain being brought on good things will happen.

504 you can actually see constant work right now so thats good to see. The owners say 3rd quarter 2024 to open which seems more than reasonable.

Hopefully Domain can get the ball rolling on Charity sometime in the next year. If the project keeps sitting idle, then construction cost will just continue to rise. Also the zoo is getting ready to expand its South American exhibit. https://www.wdsu.com/amp/article/new...-2025/46044092

the only thing I will say about construction costs is the rate of increase is slowing so its at least a bit easier to estimate construction costs on a massive project like this and can rely on those numbers for a decent amount of time.

Oh, that's great to hear about 504. The views from I-10 are really going to change in pronounced (and better) ways soon:
1. 504 will project a more positive image entering the city since it is so prominent and you have to drive past it.
2. Even Top Golf will be highly visible from the interstate.
3. Xavier is building their new 7-story garage at Howard and I-10.

It would be nice if there was enhanced landscaping along I-10, such as a lot of cypress trees.

-------

Domain: I'm curious to see what their moves are in 2024, both for Charity and South Market. Arhaus will create a visible void. I also wonder if/when the final building will be announced. I'd like to see another try at a coffee shop in one of the buildouts -- even something like a CC's Coffee would be nice. Cava would be nice in South Market as well.

Have they started digging up dirt in the River District? Also what’s up with the old VA Hospital; is it completely abandoned? Every time I visit, it just sits there decayed and outdated.

The city has control of the old VA now and is starting to use it for additional offices etc so its going to get some more love at least and be utilized

I am really hoping the new state government just starts taking over elements of New Orleans completely and runs it like it should be. The entire interstate system needs to be run directly by the state in orleans parish. everything , more so than currrently and maintenance needs to be increased. I have also heard rumbles of the state seeking a way to run the french quarter itself through some type of CEA but with serious control to maintain its safety and infrastructure in a way the city cant do or wont do.

Also its time for the a sale of the Airport to the state and have it run by a regional board and teh city would get a lot of funds in the sale too.

Hopefully they can clean it up too- particularly Bourbon Street which is absolutely filthy. And hopefully the city can attract more industries and maybe another Fortune 500 company.

Are you seriously going to argue New Orleans is running anything better?

The State has access to more funds and frankly a poorly run NOLA is still everyone elses problem in the state. Plenty of state funded resources reside in the city and therefore every resident in
Louisiana has a vested interest in it being run well. From the airport to the superdome to French Quarter and downtown.

I am not sure if a sale to the state would benefit the airport in anyway. The city only owns the land. The airport itself is managed by a semi-governmental entity that has its own bonding capacity and that both NOLA and the State as well as St. Charles parish have control over various board seats and then the board hires a director etc. Thats a pretty standard structure for most major city airports around the US. I have a hard time seeing what good state ownership of the underlying dirt or control over the operations of the airport itself would do. Probably just open up the airport to mismanagement for no other reason other than plenty of politicians from elsewhere in LA love to find reasons to mess with NOLA and delay funding etc.

Basically Id like to see a forced regional operation of the airport ala the way the Port Authority runs the system in nyc. The city of course would still have a seat at the table but it wouldnt be as much in the driver seat as it currently is.

BTW I reallly think the airport we have now is great and would like to see that continue but also more regional buy in on the operation of assets like this that really are regional in nature anyways

Crazy thought .. but do you think Baton Rouge and New Orleans officials would be willing to put their differences aside and team up to form a super region? Or are there differences just too stark for such a partnership to formulate ?

Its join or die eventually but I think Baton Rouge and NOLA regions can easily work together if its done as a regional approach between the two metros... it shouldnt just be the city of baton rouge and new orleans leading this but all players in the two metros and really houma metro needs to be included in this as well as stennis space center

I always think the closest comparison is the bay area to here from a region and topography with a giant body of water in the middle of it
