It depends on the kind of businesses that predominate on the local economy. Only certain sectors would have any real use for a downtown location. Winnipeg’s economy has a lot of light manufacturing businesses and transportation-related businesses that don’t need fancy downtown offices.

Agricore and Global both pulled operations out of Winnipeg leaving sizable spaces in 201 Portage before the whole TNS thing happened. I also know TD pulled out their operations there with IG Financial currently in some of those spaces while their new offices are built outside of downtown.

I heard that one business which had space in 259 Portage (Paris Building) actually moved to 201 Portage when their lease came up as they were able to get more favorable terms.

Also keep in mind Goodlife Fitness currently has a floor is 201 Portage Ave and is likely leaving once their Winnipeg Square location is ready.

Commercial leasing is kept pretty quite in the general public view but the reality is 201 Portage has been struggling for some time to fill its space and TNS isn't making that any easier.

Simply put 201 Portage is going to need to start chasing the smaller fish, like the tenant that relocated from 259 Portage. That will end up pushing smaller buildings into tough spots. For example, I have heard the building on the corner of Portage and Donald net to MTS Centre is mostly vacant. I have also heard some buildings are renting what should be prime downtown office spaces out to non-profits for significantly below market rates just to have some income rather than having spaces sitting empty.

I would guess buildings off Portage or Broadway and those with limited accessing to parking and ones that haven't keep up to date with modern accommodations are going to be at risk of being boarded up are essentially abandoned.

Speaking of boarded up buildings downtown, anyone know what is happening at the St Regis? Saw some large commercial refuse bins on the southeast corner of the building, a port-a-potty and what looked like a trade truck at the site. Seems to all point to something happening on the site but it was tied up in the whole SkyCity mess last I heard.

I think it is doubtful businesses that choose to locate outside downtown will be attracted to relocate to downtown under any circumstances. One example that comes to mind is Western Surgery Center. They used to be located in 444 St Marys. They operated essentially a private operating room for low risk procedures. They have a giant new buildings on Sterling Lyon Parkway. Another example is the insurance company that left the Portage and Broadway area to relocate to Polo Park citing employee safety and parking issues. How about AAA Alarms monitoring center in the Kennaston business park, it is easily something that could be in a downtown office especially at BellMTS frees up a lot of their own space yet they stay firmly in the suburbs.

Outside of law offices, there isn't the local business to business interaction that needs to be done in person happening in Winnipeg that would give downtown the critical mass to make that a priority. Toss in that mid-sized businesses often have senior people making decisions based on where they live and want the offices close to home.

In terms of Skip's exit from the Exchange, Ubisoft Winnipeg could be a contender to take over some of the space. They are still somewhat under the radar and seem to continue to be growing their local employee base. They also identified the Exchange as where they wanted to be when they first setup here. If Skip is vacating some premium spaces in the Exchange and would be suited the Ubisoft and there is an opportunity to get in at a discount I could definitely see that happening.

The other I have talked about before is the governments of Winnipeg and Manitoba both need to get behind the idea of blasting grants/tax credits at small tech startups to get them wanting to be here and grow here. I am sure if Skip wanted to move to another city they could get bidding like Amazon had happening but on a smaller scale. We need to focus on getting small companies here and helping them stay here through their growth phase to the point they are employing several thousand people like Skip now does. Landing those big employees is something we will never win at as citizens.

MNP originally moved from POlo Park to DT because they felt P & M location was better for business. On the other hand, Grant Thornton and Fort Group moved from DT to the suburbs. Same with People Corp. There will likely always be movement back and forth,

Sort of makes sense as they (and the other two FM stations in the building) are part of Global Media group and share resources in the news area and other pre and post production areas.

Cjob's Richard Cloutier said a few years ago one of reasons the 3 radio stations moved from 930 Portage Ave into the old CKY building at Polo Park was the former CJAY transmission tower that was already there on the building for their link to the CJOB transmitter in St. Norbert as well as the FM Transmitters on Brady Rd and St. Mary's rd. They would not have to do any zoning hearings etc to put one up.

I wonder if one of the other radio stations in Winnipeg may want to relocate there for the same reason. If not then Cadillac-Fairview / Shindico may elect to take the tower down as it may turn into an insurance liability

Found out Skip is not leaving the Exchange - they already occupy more space than their TNS footprint. Only Skip Canada (office employees) will be relocating to TNS - about 400 people currently. As they currently essentially operate as two separate companies, with the balance being Just Eat global support ops (call centre) - ~2000 employees that do 24/7 shift work.

They’ll be vacating on their piecemeal Exchange offices and consolidating support ops into the building they own at 140 Bannatyne.

^Was just talking about that with a colleague. Surely will cause a downturn in business at CP. Note it is always busy, like packed, at CP during the lunch hour and typically during Jet pregame.

Tied into this vein, parking at TNS 1 is going from $14/day to $20/day tomorrow.

We're thinking the price points at the food hall are going to be a wee bit higher than your typical mall food court!

Well once Portage Place shuts down, the people there will need a new community meeting place. Cityplace food court fits the bill. It has a Tim Hortons.
